You will experience the charm of living in a 19th century Villa ... a step back in time
In the lower Mugello on the border of Chianti, just 35 minutes from Florence, completely immersed in the countryside, surrounded by vineyards, olive groves and fruit trees, the small Caiano village overlooks the soft valleys of the enchanting Tuscan landscape.
The village, originally from the fourteenth century and increased until the nineteenth century, still retains the flavor of the original farm: the manor house, the farm, the farmhouse, the barn, the little chapel, the oven, the stables and the fountains.
The various buildings, independent of each other, offer different housing solutions that add to the charm of the uncontaminated landscape to the modern comforts of the interior, embellished with period furniture.
A large swimming pool is situated in a panoramic position within the large garden surrounding the village.
The Borgo Caiano is located in the center of Tuscany, and therefore in a strategic position to reach Siena Arezzo, Pisa, Poppi, Hermitage of Camaldoli and the Hermitage of Camandoli.
On the slopes of the Foreste Casentinesi National Park where you can practice trecking, walk the mountain bike tracks and take long horse rides.
At 3 kilometers from the village, the town of Londa is located where all the main services are located: supermarket, bank, pharmacy, post office, internet point and restaurants / trattorias where you can taste the genuine flavors of Tuscan cuisine

It was a pleasure to stay in Guido’s beautiful Villa. The place had endless character and charm. It was very quiet. Close for day trips to Florence and Poppi, which was an incredible alternative to the touristy towns. We also had the best meals at Mandri nearby - all locals - and got to meet Guido’s charming family. The home was a step back in time and a perfect escape for a quiet week in Italy. A. A

We stayed at this very special villa for 6 nights in September. Our host, Guido, was exceptional and we really appreciated his hospitality. We traded maple syrup for olive oil and he invited us to join an evening with his friends and family and made Prosecco/maple syrup cocktails! The property is an historic villa with loads of charm and character and it felt very calming to be here. Two of our favourite meals were in nearby restaurants ( Mandri and La Bottega Di Castagneto). The vista from the property overlooks the mountains of Tuscany and is spectacular. We had a wonderful walk/hike in the nearby Park Nazionale Delle Foreste Casentinesi. Next time we would take advantage of the nearby train into Florence. The pool view is gorgeous. Our weather was cool due to the end of September and the roads are typical mountain roads. Would love to return.

We spend 2 weeks at the Villa in the fattoria caiano and the time there surpassed our expectations.
Guido Gori has given us plenty of Information beforehand, the Place is a tuscany dream.
The Villa with the original furniture and kitchen, the fattoria with all its history , the view , the flowers, the fresh and deep pool in the olive grove, the sunset, the surrounding woods and the village of Londa, the invaluable tips for excursions and restaurants by Guido , the waterfalls, the „apperitivos“together with Friends and Neighbours - everything authentic
Guidos interest in Contemporary Art made some exzeptionell excursions possible.
The Perfect Place for reading , relaxing, good wine and conversation , nature and history unmimited included.

"beautiful location although a bit far from the surrounding villages. Very rusty and dusty old house. we lacked advice from the owners. tiny bathroom. but the location is magnificent."
