Pet Policy
No dogs are allowed unless prearranged with the management company. There is an additional pet fee of $100 per dog per reservation. Maximum of 1 dog. Renters are responsible for their pet at all times and must ensure all solid wastes have been picked up and disposed of before departure. There will be a $500 fine if there is an unauthorized pet on the property.

Guests will be sent a vacation rental agreement by Durango Colorado Vacations (the property manager) to e-sign at the time of booking.
A friendly reminder before you book your stay, is to remember we are trusted to manage independent and family-owned homes. We simply ask that you treat these homes and properties with the same respect that you would expect one to treat yours. Due to a recent uptick in unauthorized guest, pets and gatherings. We are implementing a strict "one strike" policy for any guest that are found having any unauthorized gatherings, pets or guest with them in the home. Failure to disclose any of the stated above will result in immediate termination of stay with no refund being issued for unused nights.
Please note that most properties are outfitted with outdoor security cameras.
Cancellation Policy:
If your arrival date is within 30 days of booking, payment in full is required at the time of booking. Cancellations or changes that are made more than thirty (30) days in advance of your arrival will receive a 100% refund minus a $250 cancellation fee. Between (29) days and fifteen (15) days before arrival, guest will be refunded 50% of the reservation amount. (14) days or less to arrival, no refunds given.
For reservations that are at least thirty (30) nights, the cancellation policy increases to sixty (60) days prior to the arrival date to receive a 100% refund minus a $250 cancellation fee Cancellations made between thirty one (31) days in advance of your arrival and (59) days will receive a 50% refund.
Trip insurance is available for purchase and is STRONGLY RECOMMENDED.

Our family/group of 7 had an amazing stay. We loved everything about the house and yard. It was spotless and we all slept really well. From the towels and bedding to the kitchen stock… it was overly accommodating. We don’t have a single complaint Thank you for a wonderful vacation stay. We’ll be back 🥰

This is a nice big house w/a beautiful view The downstairs bonus room w/workout equipment was an extra bonus. We were a party of 8 (4 retired couples) & never felt crowded The kitchen is plenty big w/2 islands. The problem we had was with how dirty it was There was caked mud on the stairs & stains on the carpeting. We could find no fresh vacuum tracks anywhere & a bra cup pad was on the floor by the desk in the main bedroom upstairs. We had to wash the bathroom mats & clean the vacuum cleaners (filters were black) before we could vacuum & clean. The windows were dirty with cobwebs inside & out Cobwebs on the kitchen island lights & ceiling fans. The outside grill was filthy w/wires hanging out of it & the starter didn't work. The hot tub had twigs & debris in it, so we didn't use it. No one cleaned the hot tub or did the yard the 2 weeks we were there. We were suppose to have early check in, but that didn't work. Turned out not to be a problem because the back door was unlocked and ajar. This house is in a great location and we loved the view. Just wish it was better maintained.
