Please be prepared before beginning your drive to the mountains! Four-wheel drive or all-wheel drive vehicles are highly recommended. Although the main roads are usually plowed well, many residential areas require traversing steep hills on dirt roads that are not as maintained. Keep in mind that chain and traction laws for non-commercial vehicles can be put into effect at any time. We do not advise driving Berthoud Pass in a front-wheel drive vehicle unless you a comfortable putting chains on yourself. Weather and driving conditions may change rapidly. We will not accommodate refunds related to weather or road conditions, please plan accordingly.

We stayed the week of Thanksgiving everything was exactly as stated! The house was awesome and the beds were very comfortable. We had read a couple reviews that the beds were uncomfortable but we didn’t find this true for us. Would definitely stay there again.

Was a great place to stay but the only downside was the water is right there but you can’t fish at this property. You have to go down to Park Point to fish and it’s a little ways to walk to downtown.

Overall, we really enjoyed this property. The location was easy to reach, the open living area offered space for family gathering and we enjoyed watching the wildlife pass by on the canal. However, the beds were so uncomfortable, we had people camping out on the couch and sleeping in the recliner. It really took away from our stay to have such poor beds. The kitchen could also use a restocking on basic supplies like cookie sheets and pot holders. We also did not have enough towels, pillows, to accomodate our group (4 towels for 6 people over 4 nights). Having to drive our trash to a dumpster in town was also a request that I do not feel was reasonable.
