About this villa rental
This recently refurbished villa is nestled in the sublime village of Xirosterni. It’s 45 minutes from both Chania airport and Chania Town in the beautiful Apokoronas region which provides so many options of great tavernas, restaurants, quaint villages, and beautiful sandy beaches, all within a short drive of 10 minutes or less.
Villa Pegasus is a very private villa that has a large pool with Roman end steps, ample parking, its own olive grove, is surrounded by beautiful conifers, and has beautiful views to the Cretan White Mountains and the sea.
Inside the freshly painted villa you find the living area on the top floor with both indoor and outdoor dining, large TV, new lounge furniture and furnishings, with a shared book and jigsaw library. The kitchen is well equipped for both indoor and outdoor dining, and the upstairs bathroom comes in handy.
The bedrooms are on the ground floor, each with its own balcony. The master has a large double bed with a new mattress. There are two large single beds in each of the other two bedrooms. The downstairs also has the main bathroom with bath and a separate laundry.
A sunbed for each guest with 3 sun umbrellas and an outdoor Bluetooth portable system give you the best choice for poolside relaxation.
The new owners are keen to have new guests enjoy the benefits of the upgrades, so we have special 2026 rates on offer.

*** As of January 01, 2024, the Greek government have replaced the old “bed tax” with a new tax that is applied to all stays in short-term rental accommodation in Greece. The Climate Resilience Levy is a response to the devastating forest fires and floods that Greece has experienced in recent years, with the government hoping to generate extra funding that will go towards financing reconstruction, supporting victims, and increasing the country’s defences against future natural disasters.
The owners of all short-term rental accommodation are legally obliged to collect the Climate Resilience Levy as a separate tax for all overnight stays (per villa) as follows:
In 2026: €15.00 per night on stays between March 01 and October 31, and €4.00 per night on stays between November 01 and February 28/29.
The Vrbo system does not have a section for collecting the Climate Resilience Levy and we have, therefore, had to add it to the billing section as an extra fee which will show on the booking as a Host Fee (until Vrbo update their system).
Whilst we understand the potential budget concerns of our guests, this tax/levy is beyond our control and we hope that our guests see this as a way of contributing to the protection of the planet and the beautiful area where they are holidaying.

We had a great stay here in late September. The area around the villa is very rural and quiet, we really enjoyed our time lazing around the pool, which is totally secluded and well equipped.There were plenty of comfortable loungers and umbrellas, and the pool was still a comfortable 24 to 25DegC.
The track up to the villa is quite rough, but perfectly OK with care in our normal hire car. Although in a slightly remote area, a good selection of coastal villages are 10 or 20 minutes away, which was not a problem for us.
Inside the villa was well appointed, but showing it's age a little, with a number of things not working quite as they should. The local agent promptly dealt with those which were important to us, the villa needs being lived in for a while, to identify and resolve the minor problems which would make this an almost perfect destination.

Agent and local property management were great
Friendly feedback and observations are:
- Entrance Gate broken and there was no ‘Villa Pegasus’ signage (at main road entrance or by the gate)
- Some batteries need replacing in the AC & TV remote control(s) but minor things..
- Beds were on the firm side. Pillows a bit bulky and foam v feather which is only a personal point of view..
No criticisms intended, great villa and super peaceful location… highly recommended..

We enjoyed our stay very much at Villa Pegasus which is located in a just outside the village of Xirosterni in large grounds with olive trees and a lovely pool and large patio area. There are spectacular views of the mountains on one side and views to the coast from the first floor terrace. It’s very easy to reach Gavalohori and Vamos from the Villa, and easy to drive to Kalyves and Chania.
