Imagine waking in a centuries-old Tuscan stone villa, stepping onto a terrace to watch the sun rise over the Valdichiana valley, then strolling 25 minutes uphill into one of Italy's great wine towns for an espresso and a pastry. That is an ordinary morning at Villa Nobile.

Set on 10 acres of olive groves, fruit trees, and working vineyard just below Montepulciano - birthplace of the celebrate Vino Nobile wine - this fully restored historic estate sleeps 16 in five beautifully appointed en-suite bedrooms, and the bonus Bagno Vignoni room, each named for a beloved Tuscan town.

An infinity-edge pool looks out over the valley toward Lake Trasimeno. A hot tub awaits after a day of winery visits. A personal English-speaking concierge introduces you to the house and its surrounds. On weekdays, maid service keeps the villa effortlessly in order.

This is not a hotel. It is Tuscany, lived!

Villa Nobile is ideal for hosting families and groups of friends. Carefully and lovingly restored, the house has been decorated with refined, quality furniture and decor, giving each corner its own particular character. Appointed with all the modern amenities, the environmentally-friendly renovation was also completed using the most energy efficient materials and systems.

Enter through the automatic gate to a landscaped parking area that can accommodate more than five vehicles. Through the front door, enter the foyer and go through to the beautiful great room with sofas and a stone fireplace. A large stone arch separates the dining table from the chef’s kitchen.

The kitchen is set up for those who love to cook, and for those who prefer to watch. It includes a large granite island, commercial six-burner gas stove with a lovely travertine hood, refrigerator, freezer with ice machine, wine cooler, large, hand-carved stone sink, dishwasher and microwave.

The great room has three French doors that open to the outside terrace with a stone “cooking” fireplace. The terrace is furnished to provide an additional dining room that can seat 12, and covered living room with exposed beam ceilings that include paddle fans.

The veranda is a great spot from which to take in the 50 mile views of the valleys and lakes. It overlooks the gardens, olive trees and the stunning infinity edge pool. The windows and doors in the house are fully screened to allow the wonderful Tuscan air to flow throughout, but on days when AC is preferable, every room has individual thermostats.

Another entertaining space can be found on the second floor. At the top of the stairs, situated on the same level as the Cortona and Siena bedrooms, is a large family room and balcony. Enjoy seating for 10, a large, room-heating fireplace, an HD LED 55” TV with Sky Cable, universal DVD player, DVD library for entertainment and a variety of games and books. French doors lead to the balcony with a round tile table and handmade iron chairs that is shared with the Siena bedroom.

PIENZA BEDROOM: On the main level with a door into the foyer you will find the Pienza bedroom which was an addition to the original structure in the 16th century. This double bedroom (king or 2 twins) has a beautiful, handmade wrought-iron bed that sits against the original stone wall, an antique wardrobe, writing desk and an ancient, beamed, terracotta ceiling. Large, rounded “barn” doors lead to the front terrace with an antique grindstone table and 4 chairs. The ensuite, travertine-finished bath has an open shower stall, large sink and a combination toilet and bidet (this bedroom has been designed to provide easier access for those that might have limited mobility).

MONTALCINO BEDROOM: To the left of the foyer past the stone steps is the Montalcino bedroom. This double bedroom (king or two twins) contains the ancient home's cooking fireplace. French doors lead to the front terrace. A sleeper sofa provides a comfortable spot to curl up by your own private fire. The ensuite bath has mosaic tiles, and a travertine double shower occupy the space that was once the original home’s bread oven. It includes dual sinks and a combination toilet and bidet.

SIENA BEDROOM: The ancient stone staircase, decorated by handmade wrought-iron double railings, leads up to the Siena bedroom on the first floor. The room has its own private study with a desk, chair and sleeper sofa, and a door leading out to a balcony overlooking a neighboring vineyard and up to the walls of Montepulciano. The study connects to Siena’s bedroom by way of an antique wooden barn door. This king bedroom with a hammered wrought-iron canopy bed has a handsome stone wall with a gas fireplace, antique wood shelves and a built-in closet. The ensuite, travertine-finished bath has a large, free-standing tub, open double stall shower, twin sinks, and a combination toilet and bidet.

CORTONA BEDROOM: At the top of the ancient stairs to the right is the Cortona bedroom which has a king bed, dresser and shelves, and a 30’ high, terracotta-and-wood beamed ceiling with a loft, which contains a seating area (sleeper sofa) and office space surrounded by handmade wrought-iron railing and banister. The ensuite, tile bathroom has a hand-carved travertine sink, a double stall rain shower with oversized heads, and a combination toilet and bidet.

ORVIETO BEDROOM: On the other side of the family room is a second staircase that leads to the top floor where the Orvieto bedroom is located. This double bedroom (king or 2 twins) has a terracotta and wood beamed ceiling, a handmade wrought-iron daybed that converts to 2 beds, a desk and built-in closet. The ensuite, travertine bath has double waterfall showers, an oversized, hand-carved travertine sink and a combination toilet and bidet.

THE BAGNO VIGNONI ROOM: On the lower level of the villa, adjacent to the fitness room and opening through two French doors onto the Jacuzzi terrace, lies a peaceful retreat that offers its guests both privacy and ease of access to the outdoors. The room is fully climate-controlled - heated and air-conditioned - and is furnished with a comfortable double sofa bed, making it an ideal space for guests who want a little separation from the main house, or for a teen or young adult in a larger group.

A full bath sits directly next to the room and is exclusively available to this level, meaning guests here have everything they need within a few quiet steps. The laundry is also conveniently located nearby.

Named for the extraordinary thermal spring village in the Val d'Orcia - where the town piazza itself is a pool of warm water - this room captures something of that spirit: a lower, quieter level of the house, close to the water, with the garden just beyond the doors.

Just below the veranda, overlooking the vineyards, sits a large Jacuzzi with wonderful vistas. Stone steps lead down through the garden to the masterpiece of the property, an infinity edge pool.

POOL: The 42’x20’ pool has two infinity sides with depths from 3’-6’. It sits under two oak trees, and is open from the last Saturday in April until the second week of October, equipped with an electric heat pump. The pool faces southeast, and the travertine deck with teak steamer chairs is surrounded by a scenic, hilly landscape. The pool has an automatic cover and a chlorine filtration system.

Below the pool is a 15’x20’ overlook which has a solid travertine table that seats 10 for outdoor dining and enjoyment.

GYM, LAUNDRY ROOM: On the right side of the lower level of the home is the gym adjacent to the Bagno Vignoni room, with a recumbent bike, treadmill, elliptical, bench with a full set of dumbbells, and satellite TV. On the left side is the pool bath, with shower, toilet and a deep sink. It also contains the laundry room with a large washer and dryer.

Villa Nobile's local, English-speaking concierge will introduce you to the home and surrounds. The villa is provisioned with an initial supply of basic grocery and sundry items. Maid service is provided on week days.

The villa is ideally situated for a relaxing holiday and is also a strategic departure point for some of the important tourist destinations in Tuscany. Easy day trips from the Villa include: Florence (68 miles) and its historical city center, Siena (40 miles) and its rich history of the Palio, San Gimignano (64 miles) the Manhattan of Italy, and Assisi (56 miles). Only a short distance from the Villa are the ancient hill towns of: Pienza (11 miles) a fabulous small town, Cortona (21 miles) the setting of “Under the Tuscan Sun,” Montalcino (22 miles) the home of Brunello Wine, and Orvieto (44 miles).

Villa Nobile comes equipped with a hospital level sanitizer "O3 Sanity System" https://www.sanitysystemusa.com/sany-plus/ which is used after each guest to clean and sanitize each room and reduces the total microbial load by more than 99.98%. This system has been in use since 2018, and is very important today. As our reviews show, our cleaning team, who work daily, have kept Villa Nobile immaculate.

I had high expectations for Villa Nobile, where I arranged a stay for myself and friends, and the villa exceeded them in every way. It was the most comfortable rental experience I’ve ever had, enhanced by the exceptional hospitality of the owner and her staff.All five bedrooms are beautifully designed, featuring original art, custom wrought-iron furniture, good lighting, sitting areas, and spacious baths. The well-equipped kitchen provided ample workspace and modern appliances, allowing us to enjoy an in-villa cooking class—one of the highlights of our trip.The villa’s private outdoor spaces offer sweeping views, and even in November we enjoyed morning coffee in rocking chairs on the terrace, wrapped in cozy lap blankets. Inside, the fireplace created a warm gathering spot each evening, while radiant floor heating and efficient windows kept temperatures consistently comfortable.The location just outside Montepulciano meant we could easily walk into town for coffee, shopping, and exploring. Daily housekeeping by Jamila, a wonderful source of local knowledge, was an added bonus.In short, you’ll leave Villa Nobile having experienced l’incantesimo—the enchantment that makes Tuscany such an unforgettable destination.

Two friends - ages 70+ - decided to escape to Tuscany. Villa Nobile was the destination. Everything about it was magical, especially the grounds and astounding views. We savored every moment. The only slight disappointment was that walking to Montepulciano was very challenging on narrow, dusty roads. Fortunately, we had a car that eased our journey. A wonderful home, well located with access to so many Tuscan towns. We highly recommend it.

Ville Nobile was absolutely fantastic! I highly recommend booking this villa for your Tuscan vacation. We found it to be everything and more than we could've asked for and the views were absolutely stunning. The villa was equiped with everything we needed and there was plenty of space both inside and out. The location worked very well for taking several daytrips to surrounding towns. Sherry was amazing with communication from the start. Check in was efficient and Eileen showed us everything. She was also available for us during our stay. Each day the villa was cleaned and freshened up. Each bedroom was nicely decorated and the ensuite bathrooms were as well. No expense was spared in this villa and the quality comes through. Perfect for a 4 or 5 couple vacation or a large family. 100% would stay there again!

We can't say enough about this property and the host. Sherry was most knowledgeable and helpful which allowed us to experience a magnificent week in Tuscany. She helped us plan our week and provided great recommendations for tour guides, drivers, private chefs, and restaurants. She was always very responsive. As for the Villa, it exceeded all expectations. It is even more beautiful than the pictures. It was well stocked, the bedrooms and bathrooms were perfect for our group of 4 couples, and the daily housekeeping was an extra touch. The kitchen is fabulous, was perfect for our cooking class and private dinners. Although we didn't have a rental car, we found it a nice walk to the San Biago Church and would take a trolley the rest of the way uphill into town. Very easy! We would highly recommend this property for couples and family gatherings. Thank you Sherry!!!
