Four families stayed here and the layout was superb. Family with teenagers hung out on the third floor and appreciated the kitchenette. Family or 6 enjoyed the middle floor with full kitchen for early morning breakfast s. Grandparents and family with two young children appreciated the the first floor with comfortable seating. Small kitchenette was good for drinks and access to our side. We loved being so close to the beach, a mere few steps! We were disappointed in the lack of furniture in the bedrooms so had to live out of open suitcases on the floor and not enough hangers. No can opener and not proper deck chairs. We used inside card table chairs. Also disappointed with lack of shades or curtains especially early morning sun. The day we arrived we walked into rain puddles and leaks. These were taken care of within two days and a big thank you to the repair man who t tarped and caulked. With a little TLC this could be a fantastic place but it does show signs of wear and tear and privacy concerns. Third floor rooms would not close or lock properly. If these improvements were done, we would definitely stay here again. The location and space was perfect.

The space and location were great. Beautiful views. We had a group of 14 adults so sleeping arrangements bathrooms worked well. Each level of the property had nice gathering areas for large groups. The property manager was helpful with a few situations during our stay. The outside area needs a bit of clean up and there was a smell from the septic area when entering and leaving the property. The home is not far from St. Augustine area and Jacksonville Beach area for great restaurants, bars and things to do.

Pros: The overall house design, space, and location were the best features of this property. The 9 en suites and 3 spacious levels can easily manage the 20 guests. We love this beach location. Being mostly houses, you essentially have a semi-private beach that is within a 15 minute drive of multiple attractions. The host was very responsive, calling after check in to ensure we got in OK and giving us some details. The house did not have a blender and when I asked if one could be supplied, it was brought that same day.
Cons: These were not reported to the host as they would not be able to be addressed during our stay. We found one live and one dead cockroach. With the size of the house and 20 guest capacity, each floor really needs a full size refrigerator/freezer. As stated in other reviews, the blinds are essentially see through, not blocking out any sun or offering privacy at night. Minor issues were no TVs in the bedrooms, no ceiling fans to help keep the areas cool, and no hose to help rinse off outside.

The house itself and location was great. Right on the beach and comfortable. No wifi all weekend was a disappointment, especially with lack of signal. The house to the right and left (Bagby Properties) were great and we were able to use their WiFi to help everyone work. The communication with the management company was rather poor. Difficult to get a response on the Vrbo app, confused staff when calling the help number. Check in process was more complicated than it needed to be.
