The lower-level open-concept floor plan brings together the living, dining, and kitchen areas, all enhanced by beautiful ocean views. The living space features a comfortable sofa and upholstered side chair arranged around a cable TV, while a dining table with seating for six offers a welcoming place to gather. Sliding glass doors open to the front balcony with chair seating, creating a seamless indoor-outdoor connection.

KITCHEN & AMENITIES:
The kitchen is located on the lower level and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.

Parking: Shared subterranean garage provides two tandem spaces. CAUTION: EXTREMELY LOW CLEARANCE (68"). Accommodates sedans and low-profile vehicles only; vans and SUVs will not fit. Keep all vehicles and valuables locked at all times. General street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

We loved our stay! The only thing that could of made it better would be clear glass around the roof top beck so that it would have a better view

The location on Oceanfront Blvd is very good. The property is pretty tired, not particularly well equipped for a vacationing family, a overall not worth the rental cost. We could not park in the garage due to the low height clearance. Hard floor surfaces throughout makes it impossible to not feel you were always walking on sand. Private rooftop deck was a nice amenity.
