A perfect hideaway directly on Lake Hatcher, Hot Toddy (like it's sister property, Knotty & Nice) boasts beauty and elegance with rustic lodge-style characteristics. The duplex home is in a quiet setting. However, you could have neighbors next door, staying on the opposite side. Each side of the duplex and the deck is sectioned off for your privacy. The home sits down below the main road with trees on the front side and gorgeous Lake Hatcher on the other. Geese, deer, eagles and a large variety of wildlife will stroll through the property, and you will have front and center views to all of it! Designed with beautifully aged wood, a cozy fireplace and floor to ceiling windows with tons of natural light, you'll enjoy views of the mountains, trees and lake from every room, Hot Toddy feels secluded, but you're only a short drive to uptown amenities and 10-15 minutes from charming downtown Pagosa. HOUSE LAYOUT:
This delightful home is an exciting blend of modern and rural living, emitting both in interior and location. You will feel transported to the great outdoors while still within city limits, having both easy access to in-town amenities and immediate access to mother nature. Inside, framed with absolutely stunning wooden design and color, you'll first find the full kitchen and dining area. The impressively quaint living room will sit behind this area, stocked with large floor to ceiling windows, comfortable lounging, and an inviting gas fireplace. Between the living room and dining area is a half bathroom plus, washer/dryer for convenience. You will also have direct access to the outside rear of the home/lakefront through the doors past the living room's fireplace.
Lastly, on the main floor, the Master Bedroom guarantees coziness and relaxation while hosting its own spacious bathroom.
As the house opens up, you can take the stairs upwards to the guest bedrooms; one on the right and the other on the left. Both rooms providing additional abundant natural lighting and sufficient sleeping space for all. Between both rooms is another bathroom to share, equipped with the necessities of every commonplace full bathroom. If the living area seems too far for the guests in these rooms, there is a charming living space in the loft between the two rooms.
The exterior of the home promotes rural living, nestled between forestry and waterfront country. There is an abundance of solitude and open-air whilst being near easy access to Pagosa Springs. You will never forget this location.

POLICIES/RULES
- PLPOA Lakes are private and a source of water for the community. Only owners and renters in PLPOA can use the lakes for recreation. SWIMMING AND TUBING ARE NOT ALLOWED in the lakes and could subject you to a $500 fine.
- Fishing (with a PLPOA license), kayaking and stand up paddle boards are allowed.
- Non-smoking residence (including outside)
- No Pets
- Must be 25 years old to reserve home
- No parties or number of people staying than what is paid for. These are causes for eviction with no refund
- Guests are required to sign a rental agreement, and the manager may require proof of age
- City and state taxes, in addition to cleaning fee and Standard Property Damage Protection Policy, will be added to all reservation fees
- Be respectful of the house and contents - it is someone’s home
- Ask about extended stay rates.

This was a lovely place, especially since we were rained in our entire stay. There was lots of entertain us- games for our kids, football streaming, a hot tub with a beautiful view and more! The kitchen is well stocked. The mattresses are fine but a foam top would go a long way. There was issues with the fridge that they were very quick to respond to. Communication was seamless. This is a duplex which was not clear to me when booking. The layout is nice though, so all you own private spaces outdoor and no bedrooms share walls as their is a garage in between two sides. The spot has excellent sunrises and sunsets and place to enjoy inside and out. Would definitely stay again. I was with my infant, 3 and 5 year olds and they loved it. Everything was great! House was stocked with all the essentials and lots of games! Our family fished our little hearts out and we all enjoyed the hot tub and beautiful views. LOVED the bedding in the Master! We will be back to Pagosa Springs "Hot Toddy!"

The property was very clean and well taking care of. Kitchen had everything we needed for our stay. The guys had a great time fishing and lots of games to entertain. It was nice having the NFL channel to watch Sunday football. The hot tub was also very clean. It was great to relax in the evenings watching the sunset cooking on the barbecue grill overseen the lake. Overall fantastic house and host. We will definitely visit again next year.

I am grateful for the opportunity to stay at this property. I know when I booked this property, I knew what exactly what I was looking for. I know I read there was a hot tub. There was a hot tub, but it was not ready. I did reach out to the property manager, and I was called, and it was stated that that when I booked the advertisement stated hot tub coming soon. I was told that the manager changed the advertisement three days prior to us speaking. If it was changed there should have been a working hot tub but we only had a working hot tub for one day and a quarter during our stay. I was disappointed because I knew exactly what I was looking for when booking. I did have another problem the dryer did not work. I did let the property manager know and they were always quick to get back to me. I was given the code to the property next door to use the dryer, After I told my husband we chose not to use the next-door property I was worried that if I went in there and something happened that i had no part of, I would be blamed and that scared me. I did not want to open myself up for any unnecessary scrutiny or charged for anything I did not do. Other than that, it was a beautiful place to stay, and I do believe that they were trying to make our stay the best it could be. I also feel that if we are charged a hefty fee for and we leave it very clean it should be charged and get a little back off the cleaning fee. Per the fine print we are to leave the property very clean and I did.
