Experience the serenity of this bayfront location, including two spacious split-level patios overlooking one of Newport Harbor's quiet side channels. This ground floor 3 bedroom/2 bath unit contains furnishings and decor that reflect a stylish beachside motif. Professionally outfitted from top to bottom, every detail and amenity has been provided for guests to enjoy a memorable Newport Beach vacation. Here's what you'll find:

LIVING/DINING AREA:
- Leather sofa set and cable TV
- Bay view dining table with seating for six
- Large bayfront windows and sliding glass doors to access both patios

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware, all major and small appliances
- Breakfast bar/pass-thru from kitchen to living room
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1: Queen bed; secondary access door to hallway bathroom; located just off living room
Bedroom #2: Twin bunk bed set; located at end of hallway
Bedroom #3 (Primary): King bed; cable TV; en-suite bathroom

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

BATHROOMS:
Hallway Bathroom: Step-in shower
en-suite Bathroom: Tub/shower combo

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

OUTDOOR LIVING:
Split level bayside patios:
- Level 1: dining table w/ seating for 6; market umbrella; propane gas BBQ grill
- Level 2: cushioned outdoor seating
Note: The dock area is now available to booked guests where you will have the ability to launch any rented paddle boards or kayaks into the channel (Please note: The unit does not come with kayaks or paddle boards. These items would need to be brought by guest, or rented from businesses in the area). No boats are allowed. Guest must ensure the safety of all persons in their party when using the dock.

ALSO INCLUDED:
- Wi-Fi; hair dryer; iron/ironing board; 4 low-profile beach chairs; propane gas BBQ grill
- ceiling fans throughout; heating; laminate wood flooring w/ area rugs throughout
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)

DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING.

LAUNDRY:
Shared facilities are located in the garage. Bring your own laundry supplies.

PARKING:
- One space in shared double garage. Fits midsize vehicles. Garage dimensions 82"H x double wide.
- Neighborhood street parking can also be utilized (metered/non-metered and pay station).

LOCATION:
Nearby beaches, parks, groceries, shops, eateries, theater and other conveniences - all within walking distance! Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away.

RECREATIONAL GEAR:

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

    This was absolutely one of our favorite places to stay in this area! So quiet and peaceful place was so clean, not a speck of sand on the ground, which is unheard of for beach rentals… Walking distance to a grocery store and some restaurantsand a beautiful beach a block away ! Beds are comfortable and the kitchen is well stocked… so nice that you could take out the kayak and the paddle boards ..we brought our own but they had extra there so you can really enjoy the bay ! weather was perfec!! Best time of year .. October. Beautiful sunny weather and no crowds absolutely a dream come true.!! So comfortable for my family of Four! We will definitely be back!!

    Overall a great property and location was amazing. In the harbor and a very short walk to the beach.If I had any complaint at all, was the 10am check out time. But that’s just being picky. Would definitely rent again.

    House is beautiful. The only downside was that the kitchen sink faucet really needs to be replaced water pressure is extremely low and one of the shower doors also needs to be replaced because it does not close correctly.

    The property is very clean and nicely maintained. One thing I do have to complain is the WIFI network, which is really slow. I had to make a few Zoom calls during business hours, it is completely unusable. The management was helpful in investigating the issue only to figure out the network plan is too slow from property owner. The other drawback is lack of useable washer/dryer. They put an extremely old coin-operated dryer in the garage. We don't even know if it is operatable or clean. Unusable.

    Overall good place and I would have given a higher rating if they would have solved the noise issue above the unit. Poor planning when they remodeled as they could have put in better sound barriers. You could hear way to much...footsteps, conversation, and it did not need to be that way. I probably would not stay there again, unless I was 100% sure that there was no one above me.
