Expansive windows frame beautiful ocean views, while sliding glass doors open to a spacious furnished deck. The adjacent dining area includes a glass table with bench and chair seating for six, along with three swivel barstools at the kitchen counter.

Additional outdoor spaces include a private front entry patio with seating and an ocean-facing view deck just off the living room with cushioned seating. Please note the left portion of the front patio, with the outdoor dining table and BBQ grill, is reserved for the rear upstairs unit's guests only.

KITCHEN & AMENITIES:
The fully equipped kitchen includes dishes, utensils, cookware, bakeware, high-end major appliances, and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

The rear upstairs 2BR/1BA unit is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Full free facilities are located in the garage. Guests must provide their own supplies.

Parking: Two tandem parking spaces in the garage, accessed from the rear alley, with walkthrough door into the home.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
