Located on the second floor, the main living space is designed for comfort and connection, featuring a large sectional sofa, upholstered side chairs, a gas log fireplace, and streaming cable TV. Expansive windows frame beautiful ocean views, while sliding glass doors open to a spacious furnished deck. The adjacent dining area includes a glass table with bench and chair seating for six, along with three swivel barstools at the kitchen counter.

OUTDOOR LIVING:
Enjoy multiple outdoor spaces designed for relaxing and entertaining. The exclusive rooftop deck features a dining table with seating for 6-8, a market umbrella, propane gas BBQ grill, cushioned outdoor sofa seating, a conversation area, and spectacular ocean views. Additional outdoor spaces include a private front entry patio with seating and an ocean-facing view deck just off the living room with cushioned seating. Please note the left portion of the front patio, with the outdoor dining table and BBQ grill, is reserved for the rear upstairs unit's guests only.
KITCHEN & AMENITIES:
The fully equipped kitchen includes dishes, utensils, cookware, bakeware, high-end major appliances, and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire 4BR/2.5BA residence, including all interior spaces, the private front patio, oceanview deck, and rooftop deck. The rear upstairs 2BR/1BA unit is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Full free facilities are located in the garage. Guests must provide their own supplies.
Parking: Two tandem parking spaces in the garage, accessed from the rear alley, with walkthrough door into the home.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
