-Enjoy a smoke, just not inside. Please ensure all doors and windows are shut and dispose of your ends in the outdoor trash bins. Indoor smoking will result in a sizable fine.
-Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc.

To be transparent, our group was quite disappointed with the condition of the home—especially considering the number of detailed house rules we were asked to follow. Unfortunately, several basic functions of the house were not in working order upon our arrival, which caused significant inconvenience throughout our stay.We specifically chose this property for its multiple bathrooms, so issues with several of them were especially disruptive. I also had to spend a considerable amount of time coordinating with your on-site host to arrange for maintenance—time I had hoped to spend enjoying my vacation.Here’s a brief summary of the issues we encountered:Pool: Not cleaned before arrival; outdoor area covered in leaves. Cleaning crew arrived after check-in and had to be asked to return to wipe down furniture.Plumbing: The primary bathroom sink and two toilets were non-functional upon arrival. One upstairs toilet still had issues after being serviced.AC Leak: The primary bedroom AC began leaking on the second day, requiring additional maintenance.Pool Gate: A wooden panel was loose.Broken Chair: A living room chair collapsed when sat on; no response after informing the host.General Cleanliness: Dirty dishes, bugs and spiders, a poorly maintained humidifier, and extremely dry air throughout the house.Given the number and severity of these issues, and the time we spent managing them, we’d really appreciate it if there’s anything you can do to help make this right.

We were a group for bachelor party. Property listed as sleeping 14 people but was not really enough space for 14 men. Be sure to look at the number of beds and not the displayed number of guests it holds. Otherwise everything was great, great neighborhood, close enough to everything you need.

We had nine adults in our group, and this house was perfect. It is laid out very well. The living room, kitchen, and patio were large enough for us to hang out together. The bedrooms were spacious and quiet. We discovered a few issues, but the property manager was responsive and truly acknowledged any concerns. The walk to Zilker park is VERY hilly and there are no sidewalks, but it was easy to catch an Uber for the short drive, if needed.

We had 8 college friends at the house and everyone had their own beds and there were adequate bathrooms. Plenty of space to hang out and the location was great. Had a couple issues - washer didn't work and lots of old and rusty showerheads/bathroom hardware that were tough to navigate - but it suited our needs for the weekend.

I would love to give a great review but I have to be honest. This house while it is perfect for a big group and has a great layout, it cannot handle a big group. The plumbing is the worst I’ve experienced l. It was 11 girls using to two toilets because the others would break and we couldn’t use it. The house is crumbling you can see they don’t take care of it at all. Such a shame bc it really is a great house and great location.

We had eight people flying in from all over the country. A total of 10 guest. The property was set up amazing for us. Great location and everything we needed. The host was amazing. We were provided an early check in which helped me facilitate decorations for a 40th birthday party.

My friends and I stayed here for a bachelorette and loved the home. There are a good amount of bedrooms and we loved that we didn’t need to have people crammed into bunk beds. The main seating area is large and perfect for gathering to chat. The only downside is we didn’t use the pool because it was super buggy outside but that is standard in the south!

We loved staying here! We were unsure of what to expect walking in; but this was perfect for our group. Very centrally located and we had plenty of room. The pool was icing on the cake, too. Would definitely recommend this to any large groups looking for a place in Austin.

This house was a good home base for a girls reunion trip. The check-in process was incredibly easy with clear information about WiFi, stereo and other essentials. The pool was awesome and very clean which was a great sanctuary from the Texas heat. The house was decorated adorably and the room setup and bathrooms were perfect for our large party. I’d definitely stay here again. The house could have been more stocked with pots and pans for us to cook some of our meals in and we wished the pool had lights for a night time dip. Thanks for hosting us!

Very good experience. The house is beautiful and very comfortable. The beds were very good. Everyone slept very well and even some members of my family mentioned it in the morning. I did not give it 5 stars because there some small details that should have been taken care off prior to our stay. For example the heating in two of the bedrooms and baths did not work. When I called to report this they sent somebody over to fix it. They couldn’t fix it so they left a heater in one bedroom, so I had to call for them to bring another one which they did. The light in the closet of the main bedroom did not work and 2 light bulbs in the lamp in the dining room were out. The kitchen was very well equipped and very spacious. However, I feel a couple of pots and pans should be replaced. Would definitely stay there again.

The house itself is a beautiful area, about a 15 min ride from downtown and all the excitement of Austin. We selected this home to comfortably house 12 girls for 3 nights, which it succeeded in doing. Unfortunately, we also picked this home over some of the others because of the pool. Upon arrival, the pool was a chartreuse green, and despite the property manager's attentiveness, we were unable to use it the entire time. In addition, most of the toilets ran, and we had to have a maintenance guy come out twice and replace levers and "troubleshoot". Several of the pilot lights in the stove kept going out, and the house smelled of gas the entire time. Then the carbon monoxide detector went off. The washing machine left towels soaking wet, and it took three turns in the dryer to get them somewhat usable. It was one thing after another.... not the kind of issues you want to deal with on vacation, especially when we paid over $4600.

This home is an amazing neighborhood right across from the river with multi million dollar homes surrounding it. It’s close to many attractions in Austin including the downtown area, Zilker Park and Barton Springs. We stayed here with our extended family and found the house comfortable and spacious with beautiful decor. The layout was great with a large central area, deck, huge open kitchen and spaced out bedrooms for some privacy. We did find a few essential kitchen items were lacking. When we arrived unfortunately it was right after a storm and the pool was a bit green and filled with dirt and leaves. Once we got it cleaned up however it functioned well -although it is not heated and the water was quite chilly for our early April stay. We received a welcome text upon arrival from the Rental company, however when we reached out about a few minor concerns we had trouble getting any response. Ultimately they did stop by (24h later) and remedy things for us. Overall we had a fantastic stay.
