Kelly’s Beach House – Your Perfect Cocoa Beach Escape!

Welcome to your ultimate beach getaway — perfectly perched just blocks from the Atlantic Ocean and right on the Banana River! Whether you’re soaking up the sun, fishing off the dock, witnessing a rocket launch from the front yard or watching manatees and dolphins glide by, this bright and cheerful home is made for memory-making.

Walk to the beach for a morning swim, hop on one of our bikes to explore, or spend the day paddling and fishing. Back home, take a dip in the seasonally heated pool (Nov–March) or savor a sunset cocktail from the dock. For fun indoors, we’ve got board games, beach toys, fishing poles, and more — so the good times never stop.

The Space:
This airy, open-plan home has 3 bedrooms, 2 bathrooms, and plenty of room for up to 8 guests.

Master Suite: Queen bed, TV, bonus workspace with desk & guest computer, plus a single bed. Large ensuite bath with dual sinks and a soaking tub (jets not in use).

Guest Room #1: Cozy day bed with two singles (can combine into a larger bed), TV, dresser & closet.

Guest Room #2: Double Murphy bed for extra space when folded up — perfect for kids! TV, dresser, Wii console, games & toys.

Extra Sleeping: Comfy double sleeper sofa in the living room, perfect for movie nights on the big flat-screen.

Second Bath: Modern walk-in shower with adjustable shower head.


Fully Stocked for Your Stay:
Kitchen: Coffee pot, cookware, dishes, utensils, spices — just bring your favorite ingredients.

Garage Goodies: 5 bikes (3 adult, 2 child), fishing gear, beach toys, washer/dryer (free use).

Guest access
There is a kayak on site, however it is NOT included in the booking and we ask guests to respect this item is off limits. You can rent delivered Kayaks from A1A Beach Rentals, tell them you're with Kelly's Beach House to receive a discount.

Please Note: This property is ideal for small families and couples with no more than 3 cars. It is not ideal for large groups, spring breakers or those who plan to party. This quiet neighborhood has a strict noise and occupancy ordinance and both will be enforced by the owner who lives nearby and monitored by the posted cameras. We love hosting but cannot allow our hospitality to be taken advantage of. Thank you for understanding and respecting our family home.

*Inclement Weather Disclaimer* While Kelly's Beach House will remain available during inclement weather (such as hurricanes, tropical storms, etc) and we would especially like to serve those who may be displaced, please be aware that some amenities such as, but not limited to, the dock, pool & it's screened enclosure may not be in proper order during your stay. It is rare that our home is affected to this degree however, it must be noted that such unpredictable weather events do happen. (For example, a damaged screen may impact the deck or water cleanliness) While we do our best to provide a high standard service sometimes certain things are out of our control and it must be the guests understanding that such events are possible. We have confidently guided guests through such events before but we've been asked us to add a disclaimer to those who may be unfamiliar with traveling to this area.
