We stayed as we had a family wedding in the area. The house is well fitted out. Beds are comfy, sofa’s too. We had a very relaxing time, so much we are thinking of returning even without a wedding to go to.

What a lovely place to stay just outside York! The house and gardens are beautiful. A very spacious property with lots of seating in lounge, dining area and garden. The garden is enclosed, peaceful and very well kept. The house is in a lovely village but very easy to get into York. We recommend the park and ride but also the Crooked Billet pub in a nearby village for a circular walk and fantastic pub meal! Elaine was brilliant at answering my abundance of questions and it was lovely to meet in person. Thank you so much for letting us enjoy your beautiful house.

We absolutely loved the house. It was perfect for what we wanted. Garden was amazing and allowed the kids to have some great games. Rooms were great and house home equipment was perfect. Great location to travel into York on the park and ride and other areas around. Would recommend for all family and friend get-togethers!

The property was as described in the listing. It’s in a great location, close to Askham Bar park and ride which you can use to get to York and a bus runs (infrequent) from the road outside into York. The cottage is old but well set up for a large group with everything you might need in the kitchen during your stay. We were 6 adults, 5 children and a dog, it has a lovely garden which isn’t overlooked by any other properties and the children spent most of their time out there. The owner Elaine was extremely helpful, especially on the day of arrival when I suffered an organisational mishap! We would definitely stay here again.

We were 3 generations. 2 couples plus 2 other adults, 4 lively children under 10 and 1dog. The bedrooms worked well for us. There was plenty of space both indoors and out and we had great games of hide and seek. Lots to see and do in York and we also had a day in Whitby. Both enjoyed by all.

The photos for this property don’t do it justice; it looked lovely online but was so much nicer when we arrived. 10 adults stayed for the weekend and it was spacious with plenty of seating for us all to be together. The cottage was clean and had lovely bedding and plenty of towels. It’s well located a short taxi ride into York for our night out, and in a beautiful village with lovely countryside on the doorstep. We loved our stay here laughing and chatting with friends.

Lovely spacious well equipped house with plenty of room for our family of 13 plus 2 dogs. All had a great time and kids and dogs especially enjoyed the large garden for playing in. We could all sit comfortably together in any of the rooms and there was enough space to relax when quiet time was needed. The big BBQ was a bonus as we were lucky enough to enjoy a warm day while we were there. Only 2 bathrooms so we needed to be organised with showers. Our tips - bring plenty of food or be prepared to drive 10 minutes to Tesco to stock up- no village shop or take away delivery service. Towels are provided but if you want large bath towels bring your own. Great value for money for the size and quality of property and very good communication with owner prior to the trip- she answered our numerous questions quickly and in a friendly manner. We have just spent the weekend celebrating a special birthday with family. We couldn't fault anything from start to finish. An amazing cottage in a lovely little village. The wood burning fire and underfloor heating was a added bonus. We would definitely recommend and look to book again in the future. Maybe a summer visit to make the most of the outside space.

I booked this property for a long overdue Cousins get together. There were 11 of us and we had a great time. The house was very well equipped, spacious and cosy. We used the Park and Ride which was only a short distance away. It wasn't the weather for using the garden but it was a great space and very well equipped for outdoor dining. Our only observation, being 11 females, was that another loo would be handy but it didn't prove too much of a problem.

We stayed at Elaine’s property for my friends hen party and it exceeded all expectations! The property is beautiful, so clean and well presented. Our check in and parking instructions were super clear and the location is gorgeous and a short taxi/car journey into the centre of York. Even the garden was immaculate, we just wish it was warm enough to sit out there! Elaine was so accommodating, so lovely and couldn’t have been more helpful when we had a bit of car trouble! Can’t recommend this property enough, desperately trying to find a reason to return 😊

We are an extended family with a group of us living near Wetherby and 3 families from Essex. The Garden Cottage was brilliant for our stay , easy access , the property was as described and perfect for our get-together. We took our own bath towels which I’d advise and extra loo rolls and kitchen towel. It’s a place that we cooked on one day and really needed a couple of items like salt and pepper, a scouring pad for washing up baking trays, some tin foil to line the trays , cling film and a full description of the coffee machine as it was a Tassimo and we bought a Nespresso as that was what we thought was described. But this is just feedback for the owner to improve as it was a great stay , lovely property and gardens and we would recommend. Plenty of space for everyone. Many thanks

There were 12 of us ages 7 - 50+ stayed for a week over the Whit Holidays. The place is really lovely and very well equipped. The games room came in handy for our teenagers, and the conservatory was brilliant for a quiet read. Elaine was very helpful and recommended many places for us to visit. We visited the Roebuck Inn for a quiz night and ended up winning many prizes on offer. We were made to feel very welcome there, and it is well within staggering distance home. Good time had by all.

Our hen wanted to some outdoorsy activities and have somewhere everyone could stay in together, and when 12 ladies from across the UK came to Appleton Roebuck in May we had a fantastic weekend! The owners had thought of so many details and have a lovely cottage- photos really don’t show how gorgeous the cottage and garden are. There is ample parking and also the location isn’t too far from York itself so we were able to pick up those coming to York on the train. 12 of us fitted in comfortably and with 2 bathrooms, fighting for the shower was kept to a minimum! We had a Tesco shop delivered for when we arrived and cooked and ate together on the Friday night. The open plan kitchen and living room are perfect for big groups. On the Saturday we visited the North of England Activity Centre (NOEAC) which is 20 minutes away in the car, and we tackled raft-building and clay pigeon shooting! The afternoon was spent in the cottage and also in the garden enjoying the sunshine and drinking pimms. In the evening, we headed to the Shoulder of Mutton to eat. The staff there were very friendly and welcoming- I’m guessing it’s not every Saturday night that 12 ladies dressed up to the nines turn up there and mingle with the locals! I would definitely recommend the cottage for any hens/girly weekend away/families looking for somewhere a big group can get together, relax, celebrate and enjoy each others’ company. We hope to return again at some point next year!

We had a fantastic stay at Garden Cottage. It was spotless and beautiful. The Garden is amazing. We went as a family of 13 with mixed age group from 14 upto 74. We all had enough space and comfortable beds. The Village is lovely and there are 2 great pubs, everyone was so friendly. There is a bus stop outside the cottage to take you directly in to York. The owner is great and very helpful.. I would highly recommend a stay at Garden Cottage and would love to go again in the future. There is also fantastic facilities for younger children including games and a fun house in the garden. A big thankyou for a fantastic weekend.

I had arranged a suprise family weekend away for my mum's 60th birthday and had a variety of ages, 9 to 88, to accommodate with the extra challenge of elderly and less mobile grandparents!! I have to say this property suited everyone 100% and ticked all the boxes. The cottage was spot less and had everything me needed for the whole weekend. The photo's on the internet do not do it justice and the whole experience of booking the property was effortless and the owners were very helpful from booking to arriving and suggesting the best place to eat in the village. The facilities in the property were great and managed to keep everyone in the family entertained all weekend. We were also fortunate to have lovely weather so made the most of the excellent outdoor facilities (the table tennis was a big hit with all ages!!) The village is lovely which provided a great base for everyone and both pubs are fantastic value for money - especially when you live down South!! Overall I couldn't praise it enough, mum had a great birthday and we wouldn't hesitate to return here again for another holiday.

Excellent house with lots of facilities including games for all the kids... The local village is very friendly and I think it took us 8 minutes to get into York.. There is plenty of room and seating areas for a large group.. We had everyone sat down for all the meals with no problems. The garden is also very spacious, combined with the nice weather it was idyllic. The owner - E - was very accomodating, helpful and made the whole process of organising an event for a big group that much easier... Would highly recommend the cottage and do think that the photos do not do it full justice... Many Thanks G

Having a brother that lives in York we are frequent visitors to the area either stopping in hotels, or if the party is large, renting houses, Garden Cottage is by far the best I have rented.Our party of nine ranged from a 5 year old great-grandaughter to an 81 year young great-grandmother and the house was absolutely perfect being both spacious and comfortable.There is plenty of indoor and outdoor activities available for all ages and the outside space is fantastic for children. I would not hesitate in recommending Garden Cottage and will definately return in the future for another family break. Thanks to Simon and Elaine for providing such good quality rental. John

My friends and I had a fantastic time in the cottage last week. It was a beautiful place to spend the weekend- it had everything we needed and more! The garden was lovely and we took advantage of it by having a BBQ one evening. York was easy to get to and the village of Appleton Roebuck was very pretty. Looking forward to the next visit!

I had a large group of girls for my hen do and i was struggling for somewhere in, or close to York for us all to stay. I then found Garden Cottage, which worked perfectly. We went to the races on Saturday, which was a short drive away and then in to York on Saturday night, which was only a 15 min taxi ride. The interior design was lovely, it was clean, has very good quality towels and bed linen and everyone on the hen do was very impressed. I would certainly recommend it to friends and family or anyone wanting somewhere for a hen party!

We all ( 7 adults, 2 children and the dog) had a wonderful time at the cottage. It was exactly as described, very clean and had everything you needed for a weekend away.The cottage was beautifully furnished, very comfortable and the open plan lay out was perfect with access to garden from the conservatory, lounge and games room. The garden was stunning and enjoyed by all and was safe for the children to play. The cottage was ideally located close to many attractions. The owner and family were very helpful and friendly. A wonderful relaxing time had by all, we hope to return soon.

We hired Garden Cottage over the Bank Holiday weekend for my wife's 30th Birthday. 10 of us stayed altogether including a 3 year old who had a whale of a time. A beautiful cottage in a lovely village. The Shoulder of Mutton provided us an excellent Sunday lunch and we had our own Murder Mystery night on the Saturday, followed by egg and spoon race, sack racing and general fun in the sun on Sunday! We have a 60th Birthday celebration in January 2011 and Garden Cottage is definitely on the short-list!
