Welcome to The Mermaid Suite, a beautifully designed private suite located inside The Royce on Pelham — a historic luxury estate in the heart of downtown Newport. This is our signature bridal suite and one of our most elegant accommodations, perfect for couples, small groups, or anyone seeking a refined and relaxing Newport escape.

Please note: The main kitchen and stove are not accessible when the home is operating as a shared hotel. The first floor is a shared common space for all suite guests.

Free on-site parking is available on a first-come, first-serve basis.

Laundry is not available for suite guests. Exceptions can occasionally be made in special circumstances, but guests should not plan on using laundry during their stay.



Pet Policy



We are pet-friendly. All pets must complete our required pet screening prior to approval.

Fees & rules:

• $50 per night, per pet

• $150 non-refundable pet cleaning fee per stay, per pet

• 25 lb limit (1 pet per suite)

• Pets may not be left unattended in the room or on the property

• Unauthorized pets will result in penalties

Important Things for Guests to Know

• This is a private suite inside The Royce on Pelham — not the entire house. The first floor is a shared common space for all suite guests.

• Parking is first-come, first-serve. If the on-site lot is full, street parking is available around the property.

• Kitchen use is limited. Suite guests may use the microwave, refrigerator, and butler’s pantry, but the main kitchen and stove are off-limits when the property is functioning as a shared hotel.

• Laundry is not available for suite stays (exceptions may be made only in special circumstances).

• A required pet screening is mandatory for all guests — even if you aren’t bringing a pet.

• Approved pets are subject to a $50/night per pet fee + $150 cleaning fee per pet, limit 1 pet per suite, 25lb max, and pets may not be left unattended.

• Quiet hours and shared-space etiquette are expected so all guests can enjoy a peaceful stay.

• Courtyard, dining room, parlor, and living room are shared common areas for all guests.

• Entry to your suite and the building uses the same smart lock code provided prior to arrival.

• No smoking or vaping inside the property — fees apply for violations.

• Only registered guests are allowed on the property unless previously approved.
