Welcome to The Queen Anne Suite, an elegant private suite inside The Royce on Pelham, our historic shared luxury home in the heart of Downtown Newport. This beautifully designed retreat blends classic Newport charm with refined modern comfort—perfect for couples or solo travelers seeking a peaceful, high-end escape just steps from the city’s best dining, shops, and waterfront attractions.

Important Notes for Queen Anne Suite Guests



To ensure a smooth stay, please be aware of the following:

• Kitchen use is limited: suite guests may use the microwave, refrigerator, and butler’s pantry. The main kitchen and stove are off-limits when the house is operating as a shared hotel.

• Laundry is not available for suite guests (exceptions may be made only in special circumstances).

• Parking is first-come, first-serve; overflow parking can be found on surrounding streets.

• The first floor is a shared common area for all guests staying in the house.



Pet Policy



The Royce is pet-friendly, with required pet screening for all guests—whether or not you are bringing a pet.

Approved pets:

• $50 per night, per pet

• $150 non-refundable pet cleaning fee per pet

• 25 lb limit

• 1 pet per suite

• Pets may not be left unattended inside the property



Unauthorized pets will result in penalties.



Guest Access:

Don't fumble around with keys or confusing check in instructions at The Royce, the entire property is smart! All access is by means of easy smart locks with unique codes.

• This is a private suite inside The Royce on Pelham — not the entire house. The first floor is a shared common space for all suite guests.

• Parking is first-come, first-serve. If the on-site lot is full, street parking is available around the property.

• Kitchen use is limited. Suite guests may use the microwave, refrigerator, and butler’s pantry, but the main kitchen and stove are off-limits when the property is functioning as a shared hotel.

• Laundry is not available for suite stays (exceptions may be made only in special circumstances).

• A required pet screening is mandatory for all guests — even if you aren’t bringing a pet.

• Approved pets are subject to a $50/night per pet fee + $150 cleaning fee per pet, limit 1 pet per suite, 25lb max, and pets may not be left unattended.

• Quiet hours and shared-space etiquette are expected so all guests can enjoy a peaceful stay.

• Courtyard, dining room, parlor, and living room are shared common areas for all guests.

• Entry to your suite and the building uses the same smart lock code provided prior to arrival.

• No smoking or vaping inside the property — fees apply for violations.

• Only registered guests are allowed on the property unless previously approved.
