Bedroom 1: 1 Queen Bed (Main-level primary bedroom)
Bedroom 2: 1 King Bed (Adjacent to the loft/seating area)
Bedroom 3: 1 Double Bed and 1 Bunk Bed (Located on the lower level)

Seasonal Availability of Outdoor Amenities
Please note that all outdoor amenities, including the patio furniture, grills, and other exterior equipment, are typically stored away between Columbus Day and Memorial Day. If you have specific questions regarding these amenities, feel free to reach out to us for more information.

IMPORTANT NOTES:
- The primary renter must be at least 25 years old.
- There is a standard pet fee of $200 per pet, per stay. An additional $100 may apply for dogs that shed excessively.
- For stays over 21 days, please note that any extra utility costs beyond the initial charged amount are the guest's responsibility.
- For reservations of 29 nights or more, a refundable deposit will be collected prior to arrival. Our Team will reach out for further details upon booking.

The house is easy to navigate with wide staircases and large doors. The open concept consisting of kitchen, dining room, livingroom and upper family room in loft allows for family togetherness without being on top of each other. The bedrooms are spacious and designed for comfort. The view from the livingroom and back deck is beyond description. Just like in the movies, there are winding wooden steps leading down the hill to the dunes and community private beach area. Of special note, a bottle of wine was waiting for us at check in. The house is a short drive from local vineyards, breweries, Montauk and beaches. Definitely recommend you put this property on your 'must-do' list!spacious w
