Great little location and place to stay in.

My preferred place to stay in Leicester, great location and not extortionate prices like the majority hotel chains. Clean and comfortable, helpful staff contact and no issues. Always a pleasure to stay here.

Awful experience. The Ramada Encore was only £20 more. I wish I had not tried to save the pennies.

The room is self-contained and fairly clean.

Park View is a converted house divided into 12 rooms. Its location is on a busy street next to a busy junction. It is not obvious that these are accommodations. It was raining on the day I arrived. The property was in darkness. The entry instructions were not very clear. I had to call the phone number given for further instruction. Upon entry to the premises, it is made up of narrow corridors. The room was tiny just enough room for the bed a microwave and kettle if the corner with TV on the wall. Small shower facility. The towels were worn and old. Upon my return from the Theatre that night, there was no heating in the room. Tried calling the contact number all to no avail. I also tried sending out e-mails again no response. It was winter and raining I had to sleep in a jumper with a woolen hat on my head. The bed was very hard and lumpy. It is called The Park View, there is no view just a tiny window of which the glass was so dirty you could not see anything through it. I have attached a picture of the so called view out my window. I have not heard anything back from the hotel with regards to all my emails regarding the heating situation.

Not a good service.

The place was clean

It stated not to make noise after 2300hrs - however there was a party of lads who were making noise all night - I reported this and nothing was done - I was promised a refund this still has not been given. The staff are not true to their words.

Clean, comfortable & lovely staff.

The room I had was very clean and comfortable for myself but may have been a bit tight moving around if I had a second person (due to luggage) so just be mindful of the room you need. The staff is extremely kind an provide amazing hospitality. They worked with me with an early check inn as well as a later check out.

Pleasant stay, meets the expectations

Well-equipped room with iron, hairdryer, snacks and all the amenities. Very clean as well. The cleaning lady was so kind, she asked us if we need anything and provided an extra towel for us

horrible and unpleasant.

the room was nice.

i didnt like how the speciation was not right. it said no noise after a certain time and no smoking. but there were young youths who were running up and down the stairs making a racket, smoking illegal substances loud music and being inconsiderate. I messaged the host in the middle of the night and there was no response. I am still waiting on a refund of the room. The host have not been understanding. we did not sleep the entire night. there was 18 of us and we booked 9 rooms. no compensation, and still i am chasing.

Not good enough

the rooms were as they were in the pictures and comfortable clean. i had a radiator that was leaking, but i reported that.

There was young youths who were smoking weed and all night they were up running up and down the stairs. This broke the rules and policy, however none of my family members slept, i booked 9 rooms that this place.

A suitable location, and a clean room.

Location was easy to find from the station. I don't like a door code entry, but it did work well. Very close to a supermarket for food. My room was very quiet.

The TV was huge, but, try as I might, I could get nothing on it. The home page indicated access to BBC TV but a cable was missing. Most of the rest were to be paid for or rented, so a long evening with a book. Maybe this shows my age. It was a very cold evening and night. The bed was warm, but the bathroom, with no heating, was Arctic.

Terrible. Booking.com used to be a reliable source of hotels, now in the advent of HMO and Airbnb, most of booking.coms

Property is firstly in a busy road(least of problems) Main issues:- -smell in halls and room are horrible -walls are paper thin. -other rooms are occupied by people with complete disregard for anyone -contact is a WhatsApp that will never get back if an issue occurs

Good always, but not happy with my last stay

Nice and neat

Last week the heater didn’t come on until about 7am in the morning. It was set to 16.5 degrees so the room was cold. It appears a timer has been set to allow the heater be turned up at 7am. Things not good enough if the strategy is to save money, at the expense of being cold.

Convenient , clean and comfortable.

No breakfast but you have a fridge, microwave and kettle and sugar,teabags and coffee. The house has many rooms all slightly different I expect. I have used the property 3 times and have been allocated a different room over 4 floors. Victoria Park is across the road and about 10mins to walk to the train station passing many restaurants , coffee/cake shops. There is also a small Tesco by the station plus a Sainsbury's.

The main door had been left open twice,it needs to be pulled towards you to lock. Also tea tastes so much better in a cup and this time I brought my own rather than use a paper one but I can see why they are left.

A mixed bag...

Things to like: * location just outside the city centre, on major public transport routes and opposite a lovely park * clean and spacious bathroom with a decent shower * fridge and very efficient microwave * one of the most comfortable beds I have ever had the privilege of sleeping in...or at least lying awake in * deliciously aromatic free toiletries

Things to ponder: > wafer thin walls > having to use one's pen to stir a morning coffee in the paper cup provided because there were no spoons or any other sort of cutlery > the room's smoke alarm going off at 0100 in the morning where there was no smoke > the chap in a room on the ground floor making regular trips in and out of the front door throughout the night whilst speaking loudly on his mobile

Comfortable Parkside accommodation close to town

A good shower and toilet Microwave, kettle, fridge Bed ok and room was large with good heating Opposite the park and close to railway and centre of town

No signage to indicate it was Park View Had to be trained up by the cleaner on how to get into building and room ( never seen anything like it in Australia)

The room was small but had a double bed and a bathroom enough fir one person

I liked the location as easy to walk to the railway station. It's on bus routes too as the main London Rd. There are 3 little shops to buy food ie Sainsbury's and Tesco along tge road with plenty of eateries.

Several of us had trouble with the main door, to get into the property, as it wouldn't accept the code and said "change the batteries" I was on the 2nd floor this time and whoever occupied the room next to mine was very noisy and loud!

Terrible sound proofing ruined what would have otherwise been a decent place to stay

It was clean and in a relatively convenient location, albeit also on a somewhat noisy road.

This guest house is a converted house. Unfortunately, they did not use the correct doors for the rooms — hollow core internal doors with a large gap around the edges, rather than solid wood or metal fire doors with appropriate soundproofing. The result was that I was unable to get a decent night of sleep any of the three nights I stayed here, making this a very unpleasant stay overall. Perhaps if you get lucky, the other guests will be quiet at night, but in my case televisions at full volume and conversations continued throughout the night, making it impossible for me to sleep.

Ok place for a short stay

It was ok, relatively clean and comfortable, nothing special. It had a lot of space in the room, but the bathroom was quite small.

Maybe the entry doors were a bit strange because they gave no sound isolation, almost like room doors.

Comfortable but small.

Once inside it was very clean and well cared for and had more amenities than I expected (fridge, microwave, ironing board) Very close and convenient to the train station.

There was an overflowing wheelie bin of rubbish at the front door and this was not pleasant to walk past on arrival or departure. The room was too small for the furniture inside it making it difficult to manoevre from the bed to the bathroom.

Perfect for a city break / visit

Proximity to the city, restaurants and pubs. Very clean and tidy. Really quite recently decorated / done we think. Perfect for a 1 night city visit

Little things, kettle, coffee and tea bags were supplied, lovely, but no tea spoon, had to stir our drinks with a pencil from the bottom of my back pack. Bathroom sink very small for a gentleman to shave in, splashed a lot of water onto the floor.

Comfortable stay in a very clean facility well located

In a good location if you want to be near the university of Leicester and there’s very nice park just across the street. There is a mini fridge, small kitchen, iron and ironing board, etc. It’s clean and common areas are clean as well.

I arrived early to the property thinking that I could leave my bags but was unaware that there was no reception areas so this was not possible. But this was no problem at all for the management. She explained to me that there was no reception to leave my bags but that as I was already there she would sort this for me right away. The manager phoned the cleaning lady to check on what rooms were ready then phoned me right back to inform me that I could check in early at no extra cost. This made the ease of stay so much better for us as we came on a train and had planned to leave our bags and go shopping ready for my sons graduation

The only gripe was that there is no lift, as the property is 3 storeys high and my mum who also stayed at the lodge found it difficult to climb all the stairs

Everything laid on in a very convenient location.

Very convenient location right next to Victoria Park. The room had everything provided and I particularly enjoyed the high-pressure shower. Would certainly stay again.

The sound insulation is not great so could easily hear the neighbouring guests who were not quiet.

Great location & VFM

Our room 7 was spacious. It's was much better than the previous room 12 for space. The location is spot on for the DeMontfort Hall, which is the main reason for staying here. There was Netflix & Prime on the TV, which was an added bonus. We like the key code system for the main & room doors. Having a fridge in the room was also most welcome.

There is not enough space between the sink and the shower cubicle, whereby you can not get your head above the sink, for face washing or teeth cleaning. A second bedside cabin next to the bed would be good, I improvised with one of the stools.

Newly refurbished room, good location and facilities.

Could have used a fan (very hot weekend) and wardrobe for clothes. Also, a few more teabags (only 2 provided) and milk sachets (none provided).
