About this house rental

Read full listing details. The home has a Queen-size bed in the front bedroom for 2 guests and a Full-size bed in the rear bedroom for 1-2 guests. In order to accommodate a family with children, 6 guests, the living space has a Queen-size futon which can be utilized as a sleeping arrangement for 2 kids for a total of 6. I do not list for 6 adults because I feel the space is not large enough to be comfortable for 6 adults. If booking and not sharing a bed, please be comfortable with a futon in a shared living space. Let me know if you need the futon made-up for sleeping when booking. If you book for 3-4 guests, I do not know if you will need the futon made-up for sleeping unless you let me know. I only prepare it when needed.

Train enthusiast or not, the undeniable thrill of passing freight trains from the rear of the property will put a smile on your face. A conductor may even give you a wave hello!

With many updates throughout, your stay will be nothing short of phenomenal. Plenty of towels, extra bedding, and provided essentials ensure a comfortable stay. You'll find ear plugs, sound machines, and black-out curtains to enhance your sleep. Nearby Springfield neighborhood offers brunch spots, breweries, coffee shops, and restaurants.

The home is centrally located North of Downtown Jacksonville with quick access to I-95 to easily visit the beaches and more. There are plenty of take-out and delivery options to choose from if you prefer to stay in and enjoy all of the amenities. This is a quiet neighborhood with a pre-school and fire station nearby. Enjoy evenings outdoors with a dining set and solar lighting. A fire pit and charcoal grill are also located in the backyard for guest's use (firewood and charcoal available for sale at nearby grocery store). No Washer/Dryer.

Local attractions: MOSH, Riverwalk, EverBank Stadium, Florida Theater, Vystar Ballpark, UF Health, Jacksonville Zoo and Gardens, Huguenot Memorial Park (Seasonal Beach Driving), Urban Greenway Hiking Trail (Emerald Trail), UNF, Mayo Clinic, Historic Downtown St. Augustine

House Rules
● No pets.
● Please do not rearrange the furniture.
● An individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Guests that leave the house messy will have to pay a minimum of $30 for extra cleaning.
● No eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine.
● The A/C thermostat should not be set below 65 Degrees when using the "Cool" setting. This may damage the system and result in additional charges associated with repairs.
● Wash all dishes before and after use.
● Food must be stored in airtight containers and preferably in the fridge. Keep food off of countertops when kitchen is not in use. If available, wipe counter with disinfectant wipe after each use.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. I try my very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’ discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.
● Trash pick-up by the city is on Tuesdays. Trash must be placed in receptacles and at the end of the driveway. DO NOT PLACE TRASH IN THE TALL YELLOW BIN - RECYCLING ONLY.
● Do not take towels from the house for use at beach or pool areas.
● Sand from the beach clogs drains and leads to thousands in plumbing damage. Rinse away sand from feet with the outside hose next to the back step and remove excess sand from bathing suits BEFORE entering the home. Leave sandy shoes outside. Failure to ensure excess sand does not get washed into the tub may result in additional charges associated with cleaning and repairs.
● There is a space heater in the front living area if guest would like to add a little more heat without running the air. If you decide to use the heater, be sure it is unplugged each time you leave the house.
● Extra pillows and blankets can be found in the cedar trunk in the living area. Extra bedsheets can be found in the armoire in the front bedroom. *fresh linens are provided weekly for extended stays -we will coordinate with each other to collect used linens*
● NOTE: Florida has common pests that can enter the home despite the best efforts of control. While the property is regularly treated for pest, palmetto bugs, lizards, mosquitoes, etc., may still enter the premise even when doors are kept close. Immediately notify the host if you have any issue with pests during your stay.
● If guests are found to have had a party without host permission which results in additional cleaning or maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
● NO ILLEGAL ACTIVITY OR GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY

*** This home is located adjacent to an infrequently used railroad line. Typically 1-2 trains pass per day around midmorning with a higher frequency leading up the weekend on no set schedule. Guest will hear, feel, and SEE passing freight trains from the back of the property.***

If early check in or late check out is needed, this MUST be discussed and approved prior to arrival. Exceptions are based on the availability of the cleaner. Max is 2 hours if approved and $50 will be charged for each hour needed. Early luggage drop off at no charge, pending approval and based on availability.

To help cover additional cleaning and wear and tear of the home, a one-time charge of $100 will be applied for extended stays (28 days or more).

Park in the street if you have a known oil leak or discovery an oil leak in your vehicle to help protect the paver driveway.
Park facing traffic in the street and only in front of the home. Do not park against the flow of traffic - you could be given a ticket. There is no parking allowed on the other side of the street.
Do not block the road or park excessively large vehicles directly in front of the home.

Felix was an amazing host. Upon our arrival they were cutting and nearing up the yard for us. The rooms were nice and kept. Bathroom was clean. Kitchen was clean and had plenty of dishes and even had some spices! The neighborhood is quiet and the street is very narrow for a truck like ours but it was no problem. They left out enough towels, disinfectant wipes, kitchen towels, air fresheners, cleaning supplies ect. It’s everything you can ever need. LITERALLY. We wanted to extend our stay for a couple more weeks!! When we saw there was train activity I was curious and wondered exactly how close we would be. To my suprise IT WAS SO CLOSE. You could feel the house move and the CHOO CHOO from the train. My daughter loved hearing it and seeing it pass by. But it wasn’t so pleasant the first night lol. It took me two days to adjust and then it wasn’t so bad! My only downside to this was the bugs. As it’s described in the listing. I saw a lizard in the curtains in one of the rooms!! Which is bad if you’re iffy about bugs! But it was outweighed by hearing the beautiful blue birds that would visit us outside the backyard every morning. The only other complaint would be there aren’t washer/dryer at this house but there is a laundromat 5 mins away from the house in each direction. It’s also very far away from the shopping malls or the beach. But I appreciate how comfortable I was made to feel in the house. It has a very vintage, Old (in a good way) nostalgic feel to this house.

This was a good stay Felix was very thoughtful and responsive. Highly recommend him as our host. The location was convenient with any shopping you would need within a mile. Mall area's were a bit farther away but easy to access by interstate. Neighborhood was quiet. The only downfall would be the train activity. After a few days we were accustomed to them and they were not disturbing. All in all our stay was great! Jacksonville has so much history. Be sure to enjoy the Riverwalk, the Treaty Tree and the Farmers Market.

Felix Is a Wonderful host , This Property that we stayed at felt like home it was lovely ! By far the best place we’ve stayed in :) if we are ever in the area again we will definitely book again!! Felix accommodated us Everytime we needed something / help with anything . Kid friendly also . Thank you Felix it was a pleasure to meet you but also to stay in a wonderful place you’ve called home
