Easy check in - very communicative and helpful owner.
Offer available to have tea & coffee and use shared facilities.
Slightly out of town however easy to grab a taxi so not the end of the world.

It was an Air B&B. I did not use the breakfast option.
The room was a nice size and well heated.
I was assisted by other people at the location and the host made every effort to help as I turned up earlier than expected.
The shower area's was to small for me. The modernisation was well done other than the space being limited.
