The Space:
Our beautifully furnished and fully equipped property is located in a quiet and safe neighborhood, perfect for those looking for a peaceful and relaxing stay. The home features 3 spacious bedrooms + basement and plenty of closet space, as well as 2 1/2 bathrooms with all the amenities you need.
SLEEPING ARRANGEMENTS
• Master Bedroom: King size bed
• Bedroom 2: King Size Bed
• Bedroom 3: King Size bed
•Basement + Mini Game Room: King Size Bed
The basement also doubles as a mini game room, complete with a foosball table and a vintage Pac-Man arcade machine—perfect for fun and relaxation after a long day. It's a great spot for both resting and entertaining!
**a Queen Size blow up mattress is also available for your extra guests and a pack n play is available for your little ones.
The living room is tastefully decorated with comfortable seating, smart TV with streaming capabilities , and high-speed Wi-Fi throughout. The kitchen is fully equipped with stainless steel appliances, a coffee maker, and all the necessary cookware and utensils to whip up your favorite meals.
Enjoy your morning coffee or evening cocktail on the private yard with relaxing views of the surrounding area. Our home also includes a washer and dryer for your convenience.
Located just minutes from downtown Overland Park, you'll be close to a wide variety of shops, restaurants, and attractions. You can also easily explore the nearby Kansas City area, including the Country Club Plaza, Power & Light District, and the Kansas Speedway.
For parking, there is space for up to 3 cars in the driveway, plus additional street parking available for 2 more cars. The garage is currently NOT available for guests use.
**Please note that the indoor fireplace is decorative only, and no fires are allowed inside for safety reasons

The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.
The Neighborhood:
Located in a neighborhood that boasts tree lined streets and unique homes. Guests may enjoy a walk and will find friendly neighbors, kids playing, and folks enjoying front porches. Its proximity to downtown and other local amenities makes it the ideal location from from which you can enjoy metro Kansas City/Shawnee/ Overland Park and the surrounding areas (without the hustle and bustle of the city) whether you're in town for business or pleasure.
Getting Around:
The neighborhood is walkable. Most other areas require a short drive. Uber/Lyft is also very accessible. Easy to get to major roads and highways for day trips, etc. Our home is only minutes away from local attractions.

HOUSE RULES:
No Smoking Inside, NO PARTIES. No Gatherings. NO UNREGISTERED GUESTS. Please Indicate the exact numbers of the guests staying prior to booking.
Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 if these rules are violated.
This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.
LOCAL GUESTS - please send us a message before booking. We CANNOT/ WILL NOT HOST local guests without prior authorization or pre-approval. We have the right to decline/refuse a reservation if appropriate prescreening process is not completed.
Interaction with Guests:
You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.

We shared this house with another family. It was in a quiet neighborhood. Close to many restaurants and stores. Perfect for what we needed. Communication was so quick when I had any questions or concerns.

Before letting your pet run in the fenced in yard, do a walk around. There was one section, under the deck that was not fenced. Instead there were stacked items that our 17lb dog could have easily gotten thru. We weren't able to let him run freely. The steps from entry way to upstairs and downstairs are super narrow, making it awkward to carry travel bags to room and difficult to navigate. The kitchen/dining room and living room were spacious so we could gather family for games. Beds were comfortable, but king size barely fit 6' 4" spouse. As others had mentioned this is the first VRBO we've had issues with the type of entry mechanism. We rec'd quick responses to help us figure it out. We thought there was just a game room in lower level, but there's a large bed and the games are off to the side, limiting ability for groups to gather and participate. The foosball table handles are not secured so playing was difficult. The video game machine was alot of fun. Overall it was a decent house.
