We apologize, but due to recent events in the area involving parties, and with the utmost respect for our neighbors and community, we are no longer able to accept bookings from local guests (those who live within 45 minutes of Philadelphia, have a Philadelphia-based ID, or a Philadelphia area code). We reserve the right to cancel any reservation made by any local guest.
☀ The guest that is booking, must be staying- no booking for other people or groups is allowed.
☀ A signed rental agreement and damage waiver payment ($20 minimum) is required prior to finalizing booking.
☀ No Smoking:
No smoking of any kind is allowed inside the home. A $500 fine will be charged if evidence of smoking is found.
☀ No Parties / Unauthorized Guests:
No parties or unregistered guests are permitted. We reserve the right to terminate any booking without refund if parties or events occur. A $250 fine will be charged for each unauthorized guest.
☀ We have a $20 per guest, per night fee after the first 4 guests.
☀ Trip Insurance:
We highly recommend that guests purchase trip cancellation/interruption insurance in case of emergencies, bad weather, Covid-19 restrictions, etc. Refunds outside of our stated cancellation policy cannot be provided unless there is a mandatory evacuation in our area. Please check what your credit card covers, or visit the Insure My Trip website for options.
☀ No package deliveries to our unit- We're sorry but due to insurance restrictions, we cannot allow guests to have packages or mail delivered to our unit. Please use nearby Amazon pick up points for deliveries.
☀ Early Check-In & Late Check-Out:
When our schedule allows, we may be able to offer early check-in or late check-out for an additional fee. Please send us a request in advance so we can confirm availability with our cleaner.

This row house was perfect for our stay in Philly. Everything was straight forward and clear, in terms of checkin - we had no problem finding the property and getting settled. There were plenty of extra sheets and pillows. The second bedroom contains a pullout futon that takes up most of the space; and there's a third floor with a very comfy couch and alot more space. We had a couple of great meals at the nearby Front Street Cafe; and ordered yummy pizza via Uber Eats for dinner one evening. 1-900-Ice-Cream is closeby and an absolute must. It's an easy walk to a CVS and a liquor store, and other restaurants and stores. We had easy access to public transportation. Parking is tricky, but there's a long-term lot just a few blocks away. This property is most accessible for people who can easily do stairs, and who don't mind walking.

The house looked exactly like the pictures online and the hosts were very easy to communicate with throughout the process. There were plenty of excellent restaurants within walking distance and an ACME right across the street. My family would definitely stay here again. The only issue was the parking could be a little tricky but that would be the same case in any house in this area.

Gabe and John were wonderful hosts! The house is gorgeous and clean. We love the loft upstairs to chill and relax. Prime location near stores and coffee shops. Gabe was so kind to even research running routes for me! Definitely would book this stay again!
