Modern 2BR Apartments by Luxus Sleeps 6 City Centre

Great location.

Nice place, but extremely basic, with no internet access in the second level/bedroom, no power outlets in the bathrooms, no blockout blinds for sleeping, no TV’s in the bedrooms, no air conditioning or windows that open, balcony doors didn’t lock, a very basic apartment, poorly maintained at a premium price.

Location was pretty well perfect as I was attending a Conference at the ICC which is just a short walk away.

Was all super good thank you - it is really a lovely apartment and everything is clean and new. Stylish too!!

they cancelled on us the morning of the day we were to arrive. They said there was a maintenance issue, but didn't help us try to find other accom

Booking.com and luxus need to communicate more effectively, as i could not access the property due to not paying the 250.00 breakage fee in advance. When i was due to pay this , there was a glitch in the system unabling me to pay. When i contacted booking.com staff were not particularly helpful, and stated they would inform luxus property . When i arrived at the property could not gain access for one hour. Had to stand in the pouring rain trying to see a soaked mobile phone for instructions.There was no communication regarding entry until sat the day i flew to Belfast.If the customer requests details one day early to the property this should be granted.As regards the 250.00 breakage fee this should be reviewed, ie pay it to booking. com when you pay for the accommodation, as they are already taking the money for your stay and have your card details rather than fidgeting about with the hog website which is difficult and unaccessible. The entry to this property caused me great distress, due to lack of communication between booking.com and luxus.This would put me off booking with booking.com and luxus in the future.This is a simple problem that can be resolved easily.In the apartment there could be more cups plates and cutlery as unable to use the dish washer as not enough extra to make it worth the while.Also there needs to be more utensils in the kitchen ie plastic bags dish cloth table mats etc. The knives used to eat were tiny and no dessert spoons only soup spoons and tiny round spoons not proper teaspoons.Everything else was okay.I did not see the lady who was supposed to take away rubbish. Also parts of the blind missing in the bedroom which i had to fix on myself.Finally the blinds block the opening of the window in the upstairs bedroom as the rail is the same height as the door resulting in not being able to open the door. Also the sky window could not be opened as nothing to open it with, and no blind on the sky window.The downstairs bedroom is noisey weekend

Apartment was clean and well equipped. The location was excellent with many attractions, restaurants and pubs nearby.

We are unable to comment on the above apartment as that was not the property that we were given. Instead of a modern penthouse overlooking a garden and with a terrace, we were given a standard two bed apartment with a tiny balcony(no chairs etc) and overlooking a street ( which could be very noisy especially on the weekend). On contacting the host we were informed that there was a problem with the staircase???? and that both apartments were in the same location, same size and both overlooked the street. We did have some concerns and notice a few things that could be fixed/replaced and passed these on to the host. Overall, we decided that this would not spoil our trip but were disappointed that the host had not bothered to tell us our original booking was unavailable before we arrived. We were not totally convinced about the reason given as looking at other listings by the same host, they all appear to have some of the same photos. We feel that we were given a lesser apartment than the price we paid. (Maybe someone else came along after we booked and paid more???who knows????) As others have stated, a few days before arrival you are told to pay either a £250 deposit ( and a £5 processing fee) or a £35 damage waiver fee. Keys are in a lock box on a wall at the property. A photo and directions are sent at 12:30pm on day of arrival (photo is of a circled lockbox on a graffiti covered wall). There are four buildings North, South, East and West with apartment number having N,S, E, W in front of the number. It would have been helpful if we had been told this beforehand. As there is so much choice of accommodation in Belfast, we probably would choose a different place to stay on any return visit.

The Apartment was located very well, it was exceptionally clean, safe and secure, the beds were very comfy, couldn't of asked for anymore. Would highly recommend.

No door upstairs as you could hear everytime someone came out of the downstairs bedroom to the bathroom or lounge area! Not a huge dislike!!

Things were a bit tired or overlooked, ie the blinds all had missing slats and no curtains meant we were getting woken early by the daylight also the deposit or no refund insurance was a bit unfair and would probably put me off using this property group again

El departamento es super grande (como para 4 personas), esta bien equipado y limpio.

Nos pareció poco acogedor, nunca pudimos modificar la calefacción lo cual hizo que el departamento estuviera bastante fresco.

Muy buena ubicación, decoración y comodidad. Todo muy amplio y completo. El parking estupendo. Muy recomendable, repetiría sin duda.
