Frans Place

I had a wonderful stay at Fran's Place in Edinburgh and would happily recommend it to anyone looking for comfortable, affordable accommodation in a fantastic location. Fran is a great guy; polite, humble, forthcoming and a jolly fellow. From the moment I arrived, everything was exceptionally well organized and exactly as described. The property was spotlessly clean, well maintained, and offered excellent value for money, especially considering its convenient location and overall quality. The room was comfortable, cozy, and thoughtfully prepared, making it easy to relax after a long day of exploring the city. The accommodation had everything needed for a pleasant visit, and it was clear that a lot of care goes into ensuring guests have a comfortable stay. The location is another major advantage. It provides easy access to buses that move around throughout night. What impressed me most was the value received for the price paid. It's becoming increasingly difficult to find accommodation that balances affordability, cleanliness, comfort, and location so well. Fran's Place manages to do exactly that, making it a great choice for budget-conscious travellers who still want a pleasant and enjoyable experience. Overall, I thoroughly enjoyed my stay and left with a very positive impression. The combination of cleanliness, comfort, convenience, and outstanding value for money makes Fran's Place a highly recommendable option in Edinburgh. I would certainly consider staying here again on a future visit and would gladly recommend it to friends and family.

For complete transparency, there are a few things future guests may want to keep in mind. Although these aspects are clearly stated before booking but to reiterate; rooms do not have attached private bathrooms, and because the rooms are not fully soundproof, it is sometimes possible to hear conversations or movement from other guests. Additionally, check-in is only available from 6:00 PM onward (even luggage cannot be dropped off before that time). These were relatively minor considerations for me and did not significantly impact my overall experience, but they may be useful for other travellers when planning their stay.

You have everything that you can need in the kitchen and the bedroom was so cozy and comfortable.

Location is not great.
