Let the relaxing begin in this stunning backyard. With so much space to hang out, you will feel like you have your own private resort. Swim the day away in the private heated pool. Let the kids enjoy their vacation in the pool while you watch from one of four lounge chairs around the natural gas fire pit. The tanning shelf gives you an extra area to enjoy the sun. Your meals can be prepared on the natural gas barbecue, enjoy your delicious dinner on the patio dining table with room for six. Put the kids to bed and watch the stars from the heated spa with your favorite glass of wine. The possibilities are endless at Bermuda Palms.
Please make a note that to maintain the back yard and pool vendors do come, landscapers come on Mondays and the pool vendor comes Monday and Thursday to clean to pool. They may need to use equipment to do there jobs and that can create noise.

The fully-equipped kitchen features stunning stainless steel appliances such as a GE side-by-side refrigerator with a water and ice dispenser and offers everything one would need to create their perfect meal including Quartz countertops. No spices, condiments, or oils are provided.

Master Suite 1 is located to the right of the entryway and features a Cal King-sized Bed, 44-inch LG Smart television, remote-controlled ceiling fan, and large reach-in closet. The private, en suite bathroom features a tile shower and a vanity sink.
Bedroom 2 is located across from Master Suite 1 and features a King-sized Bed, 41-inch Vizio Smart television, remote-controlled ceiling fan, and reach-in closet. Bedroom 3 is located across the hallway bathroom and features a Queen-sized Bed, 41-inch Vizio Smart television, remote-controlled ceiling fan, and walk-in closet.
The hallway bathroom is located across from Bedroom 3 and features a soaking tub, tile shower and a vanity sink.

1. NOISE LEVEL: `Quiet Time` in this city is from 10 PM to 7 AM; however, `Quiet Time` in this development is effective 24 hours a day. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience of the neighbors. Due to the houses` proximity, using vile or obscene language while outdoors is likely to disturb and annoy the neighbors. All violations and/or fines are the responsibility of the registered guest/licensee. Please contact us If you have any further questions.
2. PARKING: Parking is limited to the garage, driveway, and street. Parking at this house is available for 4 cars maximum, 2 in the driveway, 2 on the street and no garage access. All vehicles must be parked parallel and not horizontal or you will be fined. RV campers and/or tents on the premises or parking area are forbidden and you will be fined. All fines and/or towing charges are the responsibility of the registered guest.
3. NEIGHBOR COMPLAINTS: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $1,000 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.
4. REPORTING DAMAGE TO AGENT: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, or furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.
5. DAMAGE POLICY: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty the only exceptions. The licensee understands that the Property will be inspected prior to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.
LICENSEE HEREBY CONFIRMS THAT HE/SHE UNDERSTANDS THESE CHARGES MAY BE POSTED TO THE CREDIT CARD ON FILE, OR If AGENT IS UNABLE TO CHARGE THE CREDIT CARD, HE/SHE WILL PROMPTLY (AND IN NO EVENT MORE THAN 10 DAYS) SUBMIT THE MONEYS DUE FOR FULL COST OF THE REPLACEMENT OR REPAIR.
6. SMOKING: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $1,000.00 Additional `Smoke Damage` Cleaning Fee to remove smoke odors from the house and/or linens.
7. MINIMUM AGE: I am 25 years or older and staying in this reserved property for the duration of the above-reserved dates.
98. USAGE OF UTILITIES: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. If the thermostat(s) is(are) adjusted below 74 degrees Fahrenheit in cooling mode there will be a penalty of $100 per degree per day for the total duration of the Licensee`s reservation and/or above 74 degrees Fahrenheit in heating mode there will be a penalty of $50 per degree per day for the total duration of the Licensee`s reservation. Running the air conditioning system at a temperature setting below 74 degrees Fahrenheit will use excessive electricity and could possibly freeze up the unit. Pay-Per-View movies and other premium services are not included, and if ordered during your stay, they will be charged to the credit card on file. All Penalties are due right away.
9. POOL HEATING: If the pool heat setting is set above the pre-set temperature of 78 degrees Fahrenheit and/or spa heat above 102 degrees Fahrenheit there will be a penalty of $35 per degree per day for the total duration of the Licensee`s reservation. All Penalties are due right away.
10. Service Vendors/Maintenace: As part of our regular upkeep, service vendors such as pool technicians, landscapers, and trash removal personnel may access the property unannounced during your stay. Please be aware that vendors may visit outside of their typical service days, especially due to factors such as weather conditions, holidays, or unforeseen emergencies. While we strive to minimize any disruptions, we cannot guarantee that a vendor won`t show up during your stay so we encourage you to review this information before booking. Detailed information about service days is available upon request prior to booking and will be written on the welcome guide located at the property.
13. The Pets are allowed policy refers to dogs only and all pets must be authorized prior to arrival, in which an additional fee 150.00 per stay may be required.
