Las Iguanas is a sprawling oceanfront villa strategically positioned just north of downtown Cozumel. Offering the best of both worlds, it combines the allure of oceanfront living with proximity to town, ensuring convenience without compromising on the tranquil coastal experience.
Spanning three levels, Las Iguanas features bedrooms and common areas on two levels, while the third boasts direct ocean access, an outdoor bar, a refreshing fresh-water shower, a spacious man-made beach, a pool, and mesmerizing ocean vistas. Surrounding the villa is a stunning coral reef, perfect for underwater exploration and snorkeling adventures.
Entering from the street, you'll step into the expansive second level, greeted by generous living spaces. This area encompasses comfortable couches, cable TV, a full-size pool table, a dining room with seating for eight, a well-equipped kitchen, and a convenient desk area for catching up on emails.
The kitchen is fully stocked with all necessary amenities, including major and small appliances, purified drinking water, and cookware. Adjacent to the kitchen is one of the villa's four bedrooms, featuring a full-size and twin bunk bed combination, ideal for accommodating kids or teenagers. A private bathroom with a walk-in shower completes this bedroom. Another spacious bedroom with a queen-size bed and a large private bathroom is also located on this level.
Outside, an inviting dining area awaits, offering a picturesque setting for enjoying breakfast before embarking on a day of sunbathing and swimming in the pool or ocean.
Ascending to the third level reveals the remaining two bedrooms, each boasting one king and one full-size bed, along with private bathrooms featuring walk-in showers. Wrap-around windows offer breathtaking sunset views and the soothing sounds of crashing waves. This level also provides access to the expansive outdoor deck.

I’m really grateful for the time I spent at La Iguanas. The place has a calmness to it that’s hard to explain, and being so close to the sea changes how you move through the day. You hear the water, feel the breeze, and things slow down naturally. Nothing feels rushed.
The reef being right there was one of my favorite parts. Getting in the water and seeing the coral and fish up close felt simple and special at the same time. It wasn’t something you had to plan or make into an event. It was just there, waiting.
What I appreciated most was how peaceful it felt to stay there. I slept better, thought less, and felt more present. By the end of the trip, I realized I was carrying that calm with me. I left thankful for the house, the experience, and the quietness it gave me. 10/10 would recommend.

Las Iguanas was above and beyond our expectations. The ocean view alone is worth every penny. Some of our favorite things were the private pool, ocean access, rooftop deck, and outdoor eating area. We spent 90% of our time outside when we were at the house because it’s such an incredible outdoor space. The location on the coast provided for incredible snorkeling, right outside the house! We loved waking to town (a few miles) to find local restaurants and coffee in the mornings. This house made the vacation for us, and allowed for us to relax and enjoy the outdoor beauty that is Cozumel. Las Iguanas, we will be back!

Excellent location, very clean and so spacious! Las Iguanas also has lots of outdoor areas to relax, including a private saltwater pool and a patio right by the water! It would be great for a big family, or a group of friends. The owner, Gregg, was in touch immediately, and very friendly. He set us up with Victor, who also communicated well with us. Victor met us on arrival to guide us to the house and get us checked in, then met us for check out as well. I definitely recommend this property!
