Welcome to our family-friendly private villa inside ChampionsGate Resort, located in the Orlando area near Walt Disney World, Universal Orlando, SeaWorld, golf, shopping, dining, and Central Florida’s top attractions.
This spacious 5-bedroom, 4.5-bath vacation home is designed for families and groups looking for comfort, entertainment, privacy, and resort-style amenities in the Orlando / Davenport / ChampionsGate area.
The home can accommodate up to 16 registered guests and offers a private screened pool area, attached spa, outdoor seating, game room, full kitchen, spacious living areas, Wi-Fi, laundry room, and access to shared resort amenities subject to community/HOA rules.

Enjoy your private screened lanai with pool, attached spa area, outdoor TV, loungers, and covered seating. This space is ideal for relaxing after a day at Disney, Universal Orlando, SeaWorld, golf, shopping, or exploring Central Florida.
A BBQ grill may be available as an optional extra service. This service is not automatically included with every reservation and must be requested and paid in advance so we can coordinate setup, cleaning, and propane when applicable.
RESORT / COMMUNITY AMENITIES
Guests may have access to ChampionsGate Resort / Oasis Club amenities, which may include resort-style pools, lazy river, waterslides, tiki bar/restaurant, fitness center, tennis courts, kids’ splash zone, movie theater, arcade room, and other shared resort spaces.
Important: All clubhouse, resort, gate, security, parking, and community amenities are managed by ChampionsGate Resort and/or the HOA, not directly by us. Access, operating hours, availability, capacity, maintenance closures, weather-related closures, security procedures, and community rules may change without prior notice.
PARKING / GATE ACCESS / HOA RULES
This is a gated resort community. Guests may be required to provide driver/guest information before arrival and show valid photo ID at the gate.
We can only assure parking/access for 2 vehicles because the home has one private driveway and vehicles must be parked in the driveway according to community rules.
By HOA rules, there is a maximum of 4 vehicles per reservation. Any vehicle beyond the 2 driveway spaces is subject to HOA/community rules, availability, valid reason, and approval by the HOA/management company when applicable.
Late changes, extra vehicles, last-minute visitors, or missing information may cause delays or denial of access, especially after business hours, weekends, or holidays.
IMPORTANT INFORMATION BEFORE BOOKING
Please carefully review the full listing description, house rules, extra services, fees, HOA/community rules, parking limits, pool heat/grill policies, and all other conditions before booking or confirming your stay.
This property is a short-term rental vacation home, not a hotel. We provide a basic starter supply kit to help guests begin their stay, but we do not provide unlimited supplies, daily housekeeping, or daily restocking.
Starter supplies may include limited items such as toilet paper, hand soap/body soap, shampoo, trash bags, and a few basic starter items. Guests are responsible for purchasing any additional supplies needed during the stay.
Items not provided include paper towels/Bounty, washcloths, food, drinking water, ice, daily housekeeping, and unlimited toiletries or restocking.
For guest safety and sanitation reasons, the refrigerator water and ice dispenser are disabled. Guests are responsible for purchasing their own drinking water, ice, groceries, snacks, beverages, and personal items.
No washcloths are provided as a standard amenity. The home includes bath towels and hand towels.
Pool heating is optional and available for an additional fee. It must be requested at least 48 hours before check-in and is typically arranged for the full stay. Once activated, pool heat is non-refundable. Maximum temperature is approximately 80°F, designed to feel comfortably warm, not hot. Heating performance may be affected by outdoor temperature, weather, and normal residential equipment limitations.
The BBQ grill is an optional extra service and must be requested and paid in advance.
No smoking or vaping inside the home, garage, game room, bedrooms, bathrooms, or enclosed areas. Any evidence of smoking, vaping, odor, ashes, burns, or smoke-related damage may result in additional cleaning, deodorizing, repair, or damage charges through the platform.
No pets are allowed, except as required by applicable law and platform policy. Unauthorized pets, animal hair, odor, stains, waste, or pet-related damage may result in additional cleaning or damage charges.
Parties, events, catering, buffets, and unauthorized gatherings are not allowed. Only registered guests are allowed on the property.
CLEANING FEE / EXTRA CLEANING NOTICE
The cleaning fee covers a standard turnover cleaning after normal use of the property. It does not cover excessive mess, trash left throughout the home, food spills, stains, moved furniture, excessive dirty dishes, tape on walls, confetti, glitter, decorations, smoking evidence, pet-related cleaning, party-related cleanup, biohazard situations, damages, missing items, or any condition requiring additional labor beyond a regular cleaning.
Any excessive cleaning, damages, missing items, stained linens/towels, or additional services required after checkout may be documented and charged separately through the booking platform.

The pool was very cold when we arrived, but the owner was very responsive and handled things very quickly. The only negative was the keypad access was damaged and we only had one key. We would definitely stay in this property again.

House looked just like the pictures. It was clean & very nicely decorated. It came with a few essentials but like most vacation homes you will need to bring your own. Contact with the hostess was quick. Would stay here again with our family.
