This listing is intended for guests who wish to book our Estate for weddings or large group events involving a combination of overnight guests, day guests, and/or third-party vendors. Our other vacation rental options are featured at the end of this section.
**The Estate: The perfect setting for your country wedding or event.**
Two splendid vacation properties are reserved together. Located in easy-to-access Berkeley Springs, WV, this estate spans 120 acres of beautiful rolling fields and forest. Privacy and outdoor spaces are yours. We offer dedicated sleeping arrangements for up to 20 guests, featuring spacious rooms that allow for both spreading out and gathering together and no bunk beds!
The large garage bays in the Barndominium provide an excellent facility for dining, after-event gatherings, and as a contingency for rain.
**Your special day is relaxed, with plenty of extra time.**
Unlike dedicated wedding venues that often require departure and full cleaning on the evening of the event, our estate includes a minimum of 3 rental nights*, allowing you to enjoy a relaxed time with friends and family.
*4 nights if third-party vendors may need extra time for equipment installation and removal.
**The Estate offers many features and amenities to enjoy.**
Across the Estate, you'll find multiple decks, propane fire tables, Weber gas grills, fire pits, theater/media rooms with flat-screen TVs, a fitness room, office area, basement with a pool table, foosball, ping pong, electric organ, darts, and more. Enjoy lawn games like cornhole/bean bag toss or croquet.
Explore walking/hiking trails winding through the property's meadows and trees. The 4-acre pond/lake is restful and offers catch-and-release fishing. Marvel at the sunset behind Cacapon Mountain and the brilliant stars against the velvet black sky in the evenings.
Nearby, charming Berkeley Springs offers a relaxing weekend with shops and fine restaurants on its main streets. A couple of miles south, magnificent Cacapon Resort State Park features a wonderful lodge, golf, horseback riding, and a small lake with a beach and paddle boats.
EV Chargers are available at the Barndominium with no extra fees. Level-2 charging capability includes one outlet at 30 amps and another at 50 amps. Bring your own adapter cables.
**Rates and Accommodations:**
The nightly rate is set for up to 20 guests. Extra guests can be accommodated with a modest increase in the nightly fee. The "maximum" number of guests is based on typical couples' usage of bedrooms and pull-out sofa beds. The use of additional airbeds, tents, or RV campers can be discussed.

We had our wedding here and it was amazing! Berkeley Ridge helped create an unforgettable environment for the wedding festivities. The weather and setting were perfect to host our out of town guests and family for our special day. I would highly recommend Berkeley Ridge to anyone!!

Cannot say enough wonderful things about Berkeley Ridge! The property is so beautiful and the house and barndominium are excellent. We hosted our wedding here and it couldn’t have been more perfect. The communication, amenities, cleanliness, and assistance with our event was more than we couldn’t have asked for. Whether you are wanting to get away and enjoy the beautiful surroundings, or want to host an event, Berkeley Ridge is the perfect place! Can’t wait to come back!

This property was absolutely perfect for our wedding weekend. The Owners are so completely accommodating, kind and generous with both their time and space. All of our guests have asked us to book the property again for another event because it’s is so breathtakingly Beautiful. We had a ceremony at the pond and our reception in the Barndominium and everything couldnt have been more perfect. We are so excited for the photos. There was plenty of indoor and outdoor space. We had guests ranging from 1 year to 85 and every single person had nothing but good things to say..We absolutely loved every second spent there and cannot wait to come back. We can’t imagine having spent our special day anywhere else. Thank you again Chris, Aaron and Jennifer from the bottom of our hearts!!

My wife!!! and I got married here! We spent Thursday-Monday at Berkeley Ridge setting up, enjoying the magic of our wedding night and cleaning up. Berkeley Ridge was exactly what we wanted for our small DIY wedding.
