✦ Sound travels far and although we sit on 12 acres, please be respectful of quiet hours and our neighbors
✦ We are out in nature resulting in wildlife and critters that are occasionally around the property
✦ We stock firewood periodically. We suggest bringing some (just in case!) if you are going to have a fire. If there's any there, you are welcome to use it.
✦ Partying, smoking, and any violation of the house rules will result in a $1,000 charge
✦ We always suggest getting travel insurance for those "life happens" moments
✦ You may encounter wildlife such as deer and even bears. Please remove all food from your vehicles, close and latch outdoor trash bins, and keep an eye on any pets you may have with you.
House Rules:
✦ NO PARTIES. This means no additional guests above the guest count on your reservation unless agreed upon prior to your stay. Any parties or events not pre-approved will face a flat fee of $1000 per day in addition to your booking / fees and possible removal from the property.
✦ QUIET HOURS ARE 9 PM - 8 AM. This means no excessive noise outside will be permitted. You are still welcome to enjoy the outdoor space, of course, but please keep music and raised voices to a minimum. Thank you for helping us be respectful neighbors! Should a noise complaint occur from a neighbor or the local authorities, please note that you may be asked to leave the property immediately without a refund.
✦Please be sensitive to what you are flushing down the toilets as we are on septic. Please dispose of any “flushable” wipes and feminine hygiene products in the provided waste baskets.
✦ No food or drinks on the pool table
✦ Fire Safety & Smoking: Due to fire regulations and wildfire risk, wood-burning fires and charcoal BBQs are not permitted at any time. Smoking is prohibited inside the home and within 20 feet of the property, including patios and balconies. Vaping is permitted outdoors only in open areas. Violations of these rules or tampering with smoke or fire safety devices may result in fines.

What a gorgeous property and home. The views from the back porch are fantastic--we even saw snow on the very top of a mountain in the sierras in the daytime and the night skies were awesome. The hot tub was warm even when we arrived and all 5 who tried it at some point were enthusiastic. The home is just as it is pictured in the "advertisements." LOTS of space especially in the living room and dining room areas. Plenty of dishes and modern appliances throughout. Clean and comfortable are true, but don't do it justice. The number and quality of towels provided was exceptional. And, I have never seen a VRBO with three King Beds--such an important plus for three sets of adults. The bunkbed room is a fantastic option as well. The Pool Table is in great shape and games for families and children are also available. It even has a "pack n play" for the youngest visitors. But perhaps the most helpful element of "Sunset View" is the communication and responsiveness of the owners. Whether it was questions about the property before we arrived or making sure we had everything we needed--Nicole responded in record time. Holiday Market two miles down the road has everything you need for food and drink. So if you're looking for a beautiful home in a location away from the bustle of busy towns (Auburn is about 8 miles away on a winding road)--this is a fantastic choice.

This is an amazing house for a for a weekend getaway or a longer stay/retreat. The area is so quiet and peaceful and the house has all the amenities you will need. The hot tub on the deck with the serene view was also a huge benefit! We will definitely return to this beautiful home in the future. It is located right in Cool, CA. The hosts are also highly communicative and accommodating. Highly recommend!
