Good size room, plenty of hot water, decent TV and drink making facilities. Very comfortable bed.
The property looks quite tired and in need of a refurbishment. That said it's still much better than some of the Ryanair/hostel/gouge the guest type places. I'd stay again.

Enjoyable stay made more so by great Reception team. However, the owners need to do a refurb’ and upgrade. It’s very shabby in places; clearly tired and worn. The WiFi is useless for work. The bathroom is ok but the shower tap is extra-terrestrial!
The beds are great and the room refreshments are decent and not poor quality.
Hotel is mostly quiet save for a few staggerers.

Great Reception and Housekeeping ladies. Excellent quality bed in a good sized room. Drink making facilities. Quiet ( at the far end)
However, Greene King are known for sweating the assets and Royal Oak is no exception. The property is very tired, worn and overdue for a complete refurbishment and upgrade.
It's in very poor decorative order with lots of patch-ups. The bathroom was antiquated and needs ripping out and a shower installing. Plenty of hot water though and nice towels. The bedroom chair had a huge split in its fabric. The WIFI is pointless and needs upgrading. Great TV but the reception for terrestrial channels is very poor indeed.
The restaurant/bar area is gloomy and poorly lit. It needs brightening up, painting and lots more natural light.
The Reception area is quite awful, shabby, unwelcoming and where it not for the lovely Reception ladies I'm sure some arriving guests would simply turn on their heels and book in to The Village or Premier Inn.
Given the relative absence of quality hotels in the immediate area it's quite puzzling why Greene King have not invested in the property. It could be a really popular, successful business.
