The building is lovely and the garden is such a bonus. We were there for 4 nights . We met a lot of the staff and they were all friendly and very helpful.
The location is perfect. Very quiet, safe and peaceful to sleep and walk in. Kensington Palace and gardens a quick 15 minute walk and Hyde Park 5 mins.
Bayswater Station is a 4 to 5 min walk, TONS of fun places to eat and or drink within the same five min walk...Tesco Express and other independent shops to pop in to for snacks or fruit, etc. also.
We stayed in a twin room with a kitchenette on the first floor, window opening to the back garden. It met our needs perfectly except we were there during a week long heatwave (30 deg C+) and there is no AC. Thankfully, this is not a normal issue in London.
If you are really sensitive to summer heat and require AC, you may not enjoy your stay. Also, I stayed with my 79 year old mother and thankfully we were on the first floor which is up one flight of stairs. We had no accessibility challenges, but if you do have any such issues (knees, hips, and such) keep the stairs in mind.
Also, there is no lift/elevator, so if you carry a lot of luggage be prepared to lift it.
All said, I recommend this place and would happily return on my next trip.

The room itself was small but recently updated, with everything needed for a comfortable stay. The rest of the hotel has a more traditional style, which is quite charming. Only thing to note is that there is no lift or air conditioning and the top floor got quite warm in summer weather!

We loved the garden where we could sit for breakfast and evening drinks. Staff were so helpful and really welcoming. Our rooms were bijou but nice, bathrooms however very small
