Villa Kuxan includes 3 bedrooms with views of the cenote and private bathrooms.
The first bedroom has a king-size bed, while the second and third have two double beds each.
Each bed is equipped with new hotel-grade mattresses and fresh cotton sheets.
The living area features a beautiful sofa and very comfortable armchairs. The villa has a fully equipped kitchen.
Enjoy al fresco dining or have a drink on the private covered terrace overlooking the pool.
This villa can comfortably sleep 10.

1. Road conditions: Tulum’s charm lies in its natural beauty, but please note that many streets here are unpaved, full of potholes, and still under construction. We recommend driving slowly and choosing a vehicle with good ground clearance, or opting for bicycles to get around the area.
2. Jungle life: Tulum is located in the heart of the jungle, which adds to its unique atmosphere and surroundings. However, occasional power outages may occur due to ongoing development in the region. When this happens, electricity, water supply, and internet access may be temporarily affected. Tulum is still developing, and services can sometimes be unstable.
3. Construction activity: Tulum is growing rapidly, and construction is taking place in many areas. While we do our best to minimize disruptions, construction noise is common.
4. Smart air conditioning system: We have a smart air conditioning system that automatically shuts off when doors or windows are open, or when no movement is detected in the space. This allows us to care for the environment and provide a more responsible and efficient experience for our guests.
