About this apartment rental
Are you looking for a holiday home where you can truly relax and enjoy the Umbrian/Tuscan countryside? Then the Viola holiday apartment in our Casa Volpini house is definitely the right accommodation for you and your loved ones!
Casa Volpini is a lovingly restored 400-year-old farmhouse in the Umbrian style, located in the immediate vicinity of Tuscany above Lake Trasimeno in a completely secluded location. Casa Volpini has two independent holiday apartments.
The Viola holiday apartment can accommodate 3 people, or up to 5 people in total (when rented with the small apartment opposite the terrace). The Viola holiday apartment can be rented for 1 person or more.
If you make a booking request for 4 or 5 people, you will automatically receive the small apartment with kitchenette and shower room.
For requests for up to 3 people, normally only the apartment is rented without the small apartment. You will then have 2 bedrooms, one bedroom with a four-poster bed (1.6 x 2 metres) and a small single room.
If you would like to have the apartment as well for 2 or 3 people, please let me know. For a small surcharge, it is also possible to rent the small apartment for 2 or 3 people, so that, for example, 3 people each have their own bedroom. (2 double rooms and one single room)
The 20 m² terrace of the Viola holiday apartment offers a wonderful view over the entire lake and far into Tuscany. The outdoor area of the Viola apartment also includes a balcony at the entrance, which can also be used for breakfast, and the cool, shady olive tree terrace above the house.
If the heating is used, it will be billed separately according to consumption (gas meter on the gas tank): cost per cubic metre of gas: €6.00. If the lower Vera apartment is also rented with heating, the heating costs for that period will be divided equally between the tenants.
Firewood for the fireplaces is also available. Cost: €4 per basket.
The Vera holiday apartment on the ground floor is a completely separate, independent apartment with its own entrance. It can accommodate 2 people and can be rented separately or together with the Viola holiday apartment.
This means that up to 7 people can be accommodated in the entire house. If you would like to rent the Vera holiday apartment as well, we offer a special price.

The place has a truly amazing view (that is if you are staying in the upper apartment) and the house itself is rather lovely. The lake is nice from a distance but people should be aware it is not really the best place to have a swim (muddy). Wifi works well too.
On the negative:
- while the apartment lists three rooms rather vaguely, the owner decided to only give us access to two, one with a double bed and the other with a simple bed. The logic being that we were only two. This was not clarified at any point before the stay. Quite disappointing as the missing room seemed much nicer. Also not great for two friends travelling, as one will get a small bed.
- The whole area (house and lake) is infested with insects. While the bed had some protection, the house has 0 (bare windows). It sounds silly but it makes the place incredibly uncomfortable at night, except if you are a entomologist.
- The upper floor has a gorgeous view but is extremely poorly insulated from the heat for such an old house. As a result, it's very very warm during the summer and there is no system to refresh the house. Also means you need to keep the window open at night, making the previous point even more uncomfortable.
- the checking is done fully by yourself and you receive instructions in a pdf document written in German. They do come the next day
- the living room is not comfortable: the only "sofa" is a mediaval wooden piece of furniture with a fine cushion and an old armchair. Barely seating 3.
