• Our home is located 0.7 miles (a 15–20 min walk) to Minuteman Causeway where the free Surfing Santas event happens on Christmas Eve.
• Decorated for Christmas annually (early December - early January) 🎄
• Well-equipped for preparing full meals at the home, including a roasting pan for Easter, Christmas, Thanksgiving and other holiday meals.

❗️Important Considerations... let's be sure Reflections is the right fit for you and your group:
1. Rental Agreement: Must sign agreement & provide ID within 48 hours of booking (or immediately if arrival is within 48 hours). Failure to sign will result in cancelation with applicable cancelation penalties.
2. Occupancy: Max 8 persons at the home at any given time, including non-overnight guests staying more than 15 minutes (per City of Cocoa Beach ordinance). Persons = adults, children & infants.
3. Minimum Age: Booking guest must be age 21+ (or active military) & occupant of the Property.
4. Transportation: Vehicle recommended although area is walkable & bikeable. Max 4 vehicles, including trailers in the driveway. NO street or grass parking.
5. Pool & Spa / Hot Tub: Pool- Pool heat complimentary December- March (additional months available for added fee). Heat set to 88°F, runs up to 8 hours/ day. Pool temperature typically increases 15–20°F above the coldest outdoor temperature of the day. EX: if coldest temperature is 50°F, pool may reach approximately 65-70°F. Weather conditions are beyond our control, and during cooler periods, pool heating may be limited. Even at temperature, a heated pool may still feel cool and is usually warmest by early to mid-afternoon. Spa / Hot Tub- this site uses the terms spa and hot tub interchangeably. This amenity is an attached spa, not a standalone hot tub. The spa is set to 100°F and typically heats to 95- 100°F, but is not designed to reach or maintain levels of a standalone hot tub. Heating takes approximately 30–60 minutes. Pool and spa temperatures may vary and may not always reach set temperatures, particularly during cooler weather. No refunds are provided for dissatisfaction with pool or spa heat. Please see the house rules section of our listing/ rental agreement for additional pool and spa details.
6. Fencing: Backyard is fully fenced on 3 sides/ around the perimeter of the home but no fencing along canal (see photos). Use extreme caution with young children & dogs. Pool, dock, patio & backyard are visible to neighbors on other side of canal or next-door.
7. Dynamic Rates: Our rates vary based on the day of the week, season, and other factors. Please enter your exact dates and guest count for accurate pricing.
8. Saturday check-ins/checkouts: not available.
9. Pet Policy: DOGS ONLY. NO CATS or any other pets/ reptiles. Well-behaved, potty-trained dogs welcome with non-refundable fee of $25/ night/ dog (if not selected at time of booking, will be requested post booking). Must register in advance. See rental agreement for additional notes re: pet policies, including service animals.
10. Nature and Pests: This is Florida, so occasional bugs (especially palmetto bugs, mosquitos and no-see-ums) are part of coastal life. We spray and maintain regularly, but we can't promise zero encounters.
11. Home Age: Built in the 1960s and thoughtfully renovated, the home has character quirks (a creaky board or two, walls that have stories, small imperfections that may not be seen in photos) that are part of its charm. We flag it here so your expectations match the vibe.
12. Smart Home/Security: Exterior cameras at entry door and driveway (NO interior cameras) + over pool equipment (does NOT face pool/ backyard, only equipment on side of the house), noise monitor in dining room (decibels only), and Echo devices in living and bedrooms (can be unplugged).
13. Kayaks & bicycles: Available for additional fee, must sign separate waiver.

We absolutely LOVED everything about Reflections!! The hosts provided everything you could possibly need and more. The screened in porch was a great place to relax without being in the full sun. The fishing dock was a nice place to sit and enjoy the wildlife (we saw a few manatee!). We thoroughly enjoyed the pool, nearly every day during our stay! The location of the house is great, we could get to the beach in less than 5 minutes. The park at the end of the street was also a nice place to watch the sunset. The photos of the house are very accurate, which is always a plus! We hope to come back again and again!!

Outstanding property in a great location in Cocoa Beach. Easy walking distance to beach and "downtown" CB. The house was perfect for our needs. Very clean and well appointed with everything we needed. Megan is an outstanding host who was very responsive to questions. The attention to detail is obvious. We have already booked our next return stay.

We had a great time at Reflections. The home is absolutely beautiful and stocked with everything you could need, and more! All of the little touches made the home so welcoming and we truly felt like we were at a home away from home. It is clear how much thought and effort the hosts have put into making their home a retreat. This was by far the best vacation rental we have ever stayed at. Megan was also very quick to respond and very informative. We definitely plan on booking again with Southbound Stays!
