For this money, this place is just amazing
Not much. But, having staff to guide us when entering would be great. And maybe some tissues in room.

Great location for transport links and local amenities.
Room was a good temperature - nice and cool on arrival, I was able to keep room cool by opening window or warm quickly by turning the radiator on for a short while. The communal areas of the apartment where warm at all times.
Room felt safe for a solo traveller.
Lots of information on arrival and a number to call for problems - didn't actually meet any staff but it was managed well.
Small room but adequate for a few days stay. Wardrobe space was enormous considering size of room.
Occasional challenges with the shared bathroom. Toaster provided wasn't very clean, but I didn't use it anyway. Difficult to fill kettle from bathroom tap. Nothing show stopping though - this was an affordable, good value, comfortable accommodation option and I would certainly consider staying here again.

It was clean.
The staff were friendly and helpful.
Photo ID has to be sent by email or WhatsApp so a communication channel outside of booking, and only then do you get the code for the door. This is after we paid, so there's basically no choice about it. There's no information on how the data will be processed and deleted. Not everyone is willing to share photo ID over an unsecured comms channel with unknown persons. Booking-Com should consider either regularising this practice within Booking-Com messaging or outlawing this practice by hosts.
There is only one shared bathroom for 3 rooms, which means, potentially sharing it with 6 other people getting ready in the mornings at the same time, and besides, the sink tap is the only place where you can get water from, so you have to either buy water, or wait for the toilet to be free... Good luck with that.
The water pressure in the (electric) shower is very weak.
Bedlinen had spots, perhaps not properly washed? or perhaps not changed?
The heathers needed bleeding and made awful noises on going over the first night, but I guess that was a one-off.
The door lock (first floor, room 1) was very dodgy, not really safe.

Location, size of room, cleanliness and staff
A bit tricky to open the rooms with the keys, would prefer if the keys were labelled. No water pressure in the shower whatsoever

Easy to get into the city from the property, warm, cosy.
Walls are thin u can hear other guests at some time if they are loud but its not the end of the world

Clean room, comfortable bed and good location.
I previously messaged asking to drop my bags off prior to check in however when I arrived, there was nobody present. A telephone call later and a staff member turned up around 15 minutes later with no key and I then had to wait a further 15 minutes for another gentleman to turn up.

Comfy room and bed, shared bathroom clean, good wifi, close proximity to everything
Noisy, could hear everything through the walls, and doors banging all hours. Needs an outside light to open front door in the dark

I was very happy they accepted my very late booking 9 pm
AFTER paying for the room I was asked for PHOTO ID to send in email to the owners. I had booked on my phone this info was not prominent and did not see any building to identify. It was dark and i spent over 1/2 hour in the dark in the street trying to email and wait for responses just to get the right building- I did not realise the place had no staff to let me in -the building number was not lit up at all nor was the main entrance where the key boxes were. Raiz was patient with me on the phone whilst i was trying to access the building and eventually he sent a friend to let me in - 11 pm. I think Raiz did send email of how to accesss building but my email had rejected it so i couldn't access this info

Thin walls and flooring, can very easily hear other guests

The location was really good. Only a 4min walk from the tram that goes to the airport. It's about 30min from the city center walking.
We were able to drop off our bags before check-in, they were very accommodating.
Bathroom is separate but clean. The other people renting in the building were a bit loud and quick to slam doors at any time of day and night.

The bed was really comfortable unlike a lot of the reviews suggest which was was a welcome surprise. The noise from other rooms wasn't too bad until the morning. The location was good with restaurants, bars and supermarkets easily within walking distance. The TV was a nice touch.
Like reviews suggest, the bedding was not changed. It had hairs and smelt like it had been slept in. This was a massive shame as the bed was comfy. There is a building site opposite the location which will most likely wake you up in the morning if you fancy sleeping in so be warned, however this is obviously not the fault of the host.

The location was fine!
The place is grimy and run-down, with all the warmth and welcome of an abandoned bus station. We were four adults traveling together, yet - how quaint - only one duvet per double bed. When I emailed to request an extra duvet, the response was a simple “no,” because apparently, separate duvets are only a thing in the winter? I can only assume they believe summer magically erases the awkwardness of sharing a duvet with your mother-in-law.
The booking confirmation proudly declared that “you have the whole place to yourself,” which is technically true if “whole place” means a single shoebox-sized room. The bathrooms were shared with strangers (joy!), and there was no communal space unless you count the awkward silence in the hallway.
The “garden” was nothing more than a sad corner of neglected shrubs and cigarette butts - a sort of open-air tribute to disinterest. The pillows had traces of someone else's makeup, and the single towel we were given never got changed. After a week, it smelled like it had absorbed the full despair of the place. The bed linen wasn’t ironed, just kind of crumpled into place like a bad afterthought. The doors creaked and slammed like a horror movie sound effect, and the walls were so thin we got to share in every detail of the other guests’ nightly routines.
All in all, an unforgettable experience. Unfortunately.

Very convenient location. Park, bus stop, tram stop, Vue multiplex, supermarket, indie shops, chain and indie restaurants/ cafés, Church and Gurudwara all a few minutes walk away.
Shared fridge, iron and ironing board in hall.
Soap, shower gel, shampoo and conditioner in bathroom.
Own hairdryer, kettle (with tea, coffee, milk and sugar), cups, teaspoons and toaster in room.
Large wardrobe, two bedside cabinets and table in room.
Very helpful staff. AJ answered the phone promptly, was at the property to greet us, and gave all the assistance we needed.
Felt safe walking home at midnight.
Sharing a bathroom/WC with two other double bedrooms. But we knew this in advance, so can’t complain!

It suited my needs at short notice, and was a clean, safe place to stay. I really like the flexible set up of being able to cater, at least the basics, for yourself or go out to eat. It is also a genius idea to have the shared fridge in the common area outside the bathroom. It is also located in a great position to hop on the tram in either direction, meaning to you can access wall of the city.
There was a delay in getting access into the apartment as I was not sent the confirmation email with the details on how to access the designated lockbox. I was also surprised that the door handle on the bedroom was quite loose when I tried to enter. While the general furnishing in the room were nice, I was concerned that the bed-springs were very noisy and constantly "twanged" whenever I moved, which made me think it probably needed replacing, and the handles on the chest of draws were all very loose as well. The overall impression of the room was a bit tired and/or neglected, unlike the fresh, bright welcoming look it had in the photos - In this respect it was a bit of a disappointment.

Everything was amazing and exceeded our expectations! The location was super close to everywhere we wanted to go, the rooms and bathrooms were perfectly clean and cleaned every day, too! The staff we saw was friendly and helpful. And we loved the TV in the room and being able to watch British TV haha!
The only think missing from making it completely ideal was a kitchen so that we could cook our own breakfast, as I prefer that to having to eat out constantly.
5.0 / 10.0
There was a toaster and kettle in the room, and excellent links to trams and buses nearby.
There were no instructions on collecting the keys, so I had to phone to get someone to come. The room was clean but shabby-student digs vibe. And the shared bathroom was between 4 rooms, not two so sometimes had to wait to use the toilet. Also no instructions on checkout procedures, so left key in the door.

No kitchen facilities...expected you to take water from toilet to use for drinking water and boil in the kettle. No microwave.

Excellent location and value for price. Much appreciated.
The bed was extremely comfortable 🥰
Good storage and facilities in the room and apartment.
Great temperature at the communal areas.
I realised I was able to control the heater in the room a bit late, but it started heating up very quickly once I did 🌟
The bathrooms had all the amenities, all of them sparkling clean, and a large enough bathtub 🙏🏻
Water temperature and pressure excellent throughout. Ventilation good enough too.
Good enough light in my room (#5) as I don't like it too bright, and blackout curtains did the trick for an easy morning wakeup for me.
Bonus birdsongs despite Leith walk being just around the corner 🌻
All the towels and bedsheets deep washed and sparkling white.
Smart TV is a good touch too 💪🏻
The floors would do with a steam clean as felt sticky in some areas, and having forgotten my flipflops it was tricky for me to walk around without fear of infection, so had to wear my shoes which was a bit uncomfortable 😬

Was secure place to sleep in Edinburgh without having to spend a tonne of money, it wasn’t fancy and it didn’t pretend to be
Nothing comes to mind in all honesty, I’d be hard pressed to choice something

good location especially with the tram straight from the airport, was really surprised that everything was clean, the room was clean, shared bathroom was clean and was being cleaned every day (we stayed 3 nights), first floor is shared between 3 rooms and we haven’t met anyone, so this felt very private.
as we used to live in Edinburgh, the buildings in generel in Scotland are quite noisy and walls are like paper, you can hear people talking from the hall, but nothing what should ruin your stay

Muy sencillo de entrar y llegar desde el aeropuerto. Muy buena zona y en 20 mins andando llegas a Princess St
