Relax in a pristine environment with the assurance of cleanliness. We meticulously launder ALL used bedding after each visit, ensuring a fresh and hygienic atmosphere. Check our listing for full bed and bath configurations. Sleeping occupancy MAX is 14 plus up to 2 children under 2 years old at no additional cost.

Ample space is available for friends and family to gather, whether it's for engaging in indoor games or enjoying a movie night on our Smart TV w/ Direct TV. EXTERIOR ENTERTAINING SPACE
Plenty of outdoor seating on the multi decks attached to the home, picnic table located ground level, fenced yard and tiki-bar. Lounge on comfortable chairs, soak up the sun, and catch breathtaking sunsets. As evening falls, bask in the romantic glow of the stars and moon for the perfect nighttime ambiance.

Must be 25 years of age to reserve our home. Valid ID required. We are not a “party house”. Our home is ideal for family vacations, couples getaway and special occasions (by approval only), see SECTIONS REGARDING LARGE GATHERING DETAILS, below, in the listing and YOUTH RESERVATIONS ARE NOT PERMITTED. A YOUTH is defined as any guest under the minimum renting age (25 years). Lastly, take a moment to peruse our house rules, policies, and rental agreement before confirming your booking. Our aim is to prioritize safety, provide protection, and ensure a smooth and enjoyable getaway for all. Feel free to reach out if you have any questions – we're here to make your stay as pleasant as possible! NEARBY NUISANCE AND DISTURBANCE DISCLAIMER: NOISE AND QUIET HOURS, Quiet hours are strictly enforced from 10:00 PM to 8:00 AM. Guests must avoid excessive or unreasonable noise at all times and comply with Texas state law, which prohibits unreasonable noise in or near private residences and may be enforced by law enforcement. The Host and/or Property Manager shall not be held responsible for any disturbances, nuisances, or disruptions originating from neighboring properties or public areas, including but not limited to loud music, parties, or large gatherings. These occurrences are beyond the control of the Host and do not constitute grounds for refund or cancellation. The Renter/Guest acknowledges that such disturbances may occur and agrees that it is their sole responsibility to report any issues to the appropriate local authorities. The Renter must also promptly notify the Host or Property Manager of any such incidents. No refunds or compensation will be issued due to external disturbances.

*SUPERVISED YOUTH RESERVATIONS*
No youth reservations, fraternities, school, civic, or other non-family groups are allowed unless Owner grants prior approval.

Supervised Youth Reservations Not Allowed WITHOUT PRIOR APPROVAL: Any reservation including but not limited to homecoming, graduation, PROM, youth retreats and or outings where MOST occupants are under the minimum renting age 25 years of age. CONTACT HTH Stays FOR FURTHER DETAILS, CONTRACT AND FEES APPLY, $300 non-refundable fee and a $300 refundable security deposit. If you book our home BEFORE having your YOUTH GROUP approved, you are at risk of cancellation and forfeiture of all amounts paid including all deposits. SUPERVISED YOUTH RESERVATIONS AND EVENTS ARE NOT PERMITTED TO COINCIDE.


*LARGE GATHERINGS*
MUST BE APPROVED by HTH Stays prior to booking your reservation.
If you intend to host day visitors and anticipate surpassing the MAX SLEEPING occupancy of the home at any given time, categorizing your gathering as an "LARGE GATHERING," you must adhere to LARGE GATHERING OBLIGATIONS:
• To proceed with your special large gathering request, a mandatory signed LARGE GATHERING CONTRACT, distinct from the Rental Agreement, is necessary. A non-refundable event fee of $600 applies.
• The total guest count, encompassing both day and overnight guests, should not exceed 28 guests—no exceptions. You will be asked how many of your guests meet the minimum renting age of 25 years.
• Accommodating the maximum occupancy requires a completed contract for additional external commodes. We are available to assist with arrangements through a rental company.
• Septic: In light of septic system limitations, surpassing the maximum occupancy mandates additional restrooms. Violation of this policy may lead to fines and responsibility for septic system damage. Damages to the septic system are not covered by insurance.
• Please note that the home is not designed for extensive indoor large gatherings. In case of inclement weather, consider alternative arrangements. Outdoor gatherings require a contingency plan for inclement weather such as a tent or restaurant reservation. We are available to assist with arrangements through a rental company.
• Parking is limited to 6 vehicles. Street parking is monitored and restricted.
Exceeding occupancy without an LARGE GATHERING CONTRACT, grants us the authority to promptly terminate the Rental Agreement, escort you off-premises, and issue no refunds. SUPERVISED YOUTH RESERVATIONS AND EVENTS ARE NOT PERMITTED TO COINCIDE.


FUR FAMILY (DOGS ONLY & must be APPROVED) Up to 2 Dogs are allowed. All travelers are required to add the dogs while entering occupancy on the booking platform for full reservation total transparency. Contact us to add on the 2nd dog once your booking is confirmed as some booking platforms have quantity limitations.
• Must be fully house trained & must completely be cleaned up after.
• Leashed at all times when outdoors.
• Not allowed on the indoor furniture or bedding.
• Should excessive barking occur during your stay, please make alternative arrangements.

Sandy Toes was the perfect beach house for our family of 7! We had plenty space for other family members that could not make the trip! We enjoyed our stay at this beach house. The location was perfect, close to the beach, and just a golf cart ride (be sure to rent a cart! They are convenient and great for hauling everything to the beach) across the street to The Big store! The kids always enjoy shopping at The Big Store and getting their souvenirs, snacks, etc! It had all the toiletries needed as in shampoo, bar soap/body wash, etc. The kitchen was stocked with all we needed for cooking each day, and there was enough seating at the bar and table for meals. The appliances were new. The den furniture was comfy for watching movies on the large tv. The large deck outside had seating available for sipping coffee each morning, watching the sunset, and enjoying the ocean waves and breezes! Great stay and great value

This house is the perfect family cabin! Lots of room and magnificent views. They were very responsive with any questions you may have as well! Highly recommend! Can’t wait to visit again!

We enjoyed our 3rd stay in Sandy Toes over Spring Break. We keep coming back because the house is perfect for small groups and we love the proximity to the beach. Location is perfect. It is always clean and comfortable and never disappoints.
