Renter Agreement and accidental damage waiver fee required:

$149 Accidental Damage Waiver



Each reservation includes a mandatory, one-time, non-refundable $149 Accidental Damage Waiver Fee instead of a traditional security deposit or large authorization hold.



The waiver applies to qualifying accidental damage occurring during your stay, up to a total of $1,500 per reservation.



You must report any damage to us promptly and before checkout. Damage that is not reported before checkout is not eligible for the waiver, and you may be charged the full repair or replacement cost.



The waiver does not cover intentional or reckless damage, missing items, excessive cleaning, smoking, unauthorized pets or events, rental-rule violations, or damage caused by unauthorized guests. You remain responsible for excluded damage and for any damage exceeding the $1,500 waiver limit.

Bathroom Supplies:

We want you to feel right at home from the moment you arrive. To get you started, each bathroom is stocked with two rolls of toilet paper and a starter kit of essentials. If you find you need more during your stay, we kindly ask that you purchase additional supplies. We truly appreciate your understanding and cooperation, and we hope you have a comfortable, relaxing visit.



HOUSE RULES

So everyone knows what to expect, these rules apply to every stay, whichever site you book on.

- Check-in is after 4:00 PM. Check-out is by 10:00 AM.

- Maximum occupancy: 10 guests.

- The primary renter must be at least 25 years old.

- Rental agreement: a signed rental agreement is required for every booking, including bookings made through Airbnb, Vrbo or any other booking site. We send it to you after you book; please sign it within 48 hours.

- Photo ID: an upload of the primary renter's photo ID is required.

- Security deposit: processed by the host on the guest's credit card, or covered by an accidental damage waiver.

- No parties or events.

- No smoking.

- Quiet hours are 10:00 PM to 7:00 AM.

- Pets: up to 2 dogs are welcome, with a $75 pet fee per dog. No cats.
