I booked this Ostia beach property off-season (December) for one night because of it's close proximity to FCO airport in Rome (about 15 mins). My husband and parents were staying the night in the 3 bedroom apartment so they could catch an early flight the next morning. The hostess was extremely responsive via the booking app, email or WhatsApp. My mother was in a wheelchair and she assured us it was a first floor accessible unit, which it was. There was complimentary parking on-site, as well as complimentary teas and coffees, as well as condiments (such as olive oil, salt, pepper etc.). As per my husband, it was a fully equipped kitchen so he was able to cook up some pasta for dinner and make some breakfast in the morning. The apartment was spacious and equipped with smart tv's, so my parents could watch Christmas movies on Netflix. The beds were comfortable. It also appeared that it could likely sleep 6 or more people, so it would be a good location for a beach stay during the summer, as it is practically beachfront.
My husband said the bathrooms were very small. He is 6 feet tall, and said when he sat on the toilet, his knees hit the bidet, which was oddly positioned at a 45 degree angle to the toilet in his room. Also, the showers were small for him (typical Italian size, I guess). The bed was comfy enough, but the pillows not, so he had a neck ache the next morning. There were also some questionable characters in the park across the street, but he wasn't there to go out at night, so it wasn't an issue. And the building was secure.

Owner did evrything she could to get us in as early as possible. Out of the 5 airbnbs we stayed out in Italy during our stay, this one was the best by far: AC is almost all rooms, space for everyone, top location.
Kitchen would have been too small if we stayed more than 1 night as I like to cook.

Location: We were so pleased with the location! The property is conveniently located a block away from the water front promenade, Piazza Anco Marzio which offers many dining and shopping options. The waterfront is a short stroll away. There is also a fantastic coffee shop right on the corner for your morning cappuccinos. The train station is about a 10 minute walk.
Property: This property was very clean. It has 3 large bedrooms which is perfect for a larger family or group needing more rooms. The kitchen is smaller but perfect for what we needed. The air conditioning was perfect given the summer heat. We had read the reviews about the small bathroom but honestly it didn’t bother us much. The washer was another added bonus. We had plenty of hot water for showers as well.
Owners: Michel and Allesso were fantastic hosts. They were very responsive and always available. Thanks for an amazing stay!
This wasn’t a negative for us, but the apartment does not have a sitting room or living room to gather in. If this is important to you then this place isn’t for you. Also, to no fault of the owners, the main apartment front door lock was very touchy and a few times we thought we might be locked out. However Michela and Allesso were only one call away if we needed help.
