Location of the apartment was perfect, Montefalco is a perfect base to explore this part of Umbria. The decor and layout exactly as described online. It was clean and cool whilst using the air conditioning. We heard very little noise whilst in the apartment.

One major problem, no hot water pressure that rendered showering impossible unless you like a cold shower and meant that it took over ten minutes to run enough water, albeit lukewarm warm, to fill the sink with 4 inches of water. We arrived late on the Tuesday from the UK and we discovered the issue on the Wednesday but assumed it might be to do with the flat downstairs. Once we realised this wasn't the case we immediately got hold of Gabriele but during our stay he wasn't able to organise a plumber. Luckily the flat below until the Sunday was occupied by my son and we could use their facilities. After that Gabriele blocked off bookings for two days so we could utilise this arrangement. Not ideal but better than no hot water. In addition to this we also had two hangers only for our clothes so had to use a clothes airer to hang things. There were no drawers etc., and there was only one unused toilet roll to last two people a week.
