Great place. The 2 receptionists were angels (Aunty Bo and the other lady that works evenings)! It’s in a good location too.

The proper is pretty basic which is fine but the bed and the room was full of dust and itchy. The air conditioning was quite loud and not very cool.

Was looking for a simple hotel for a short solo trip but got way more from Baansuan In Town Hotel. Had the best, friendliest receptionist - Khun Pa in the day and sister in the nights. They were super helpful and I even received a cute delicious little local breakfast of sticky rice with custard. Even though I have been to chiangmai multiple times, I still discovered some new gems from recommendations from them :) Great location - just outside old town, 7min ride away from Nimman. The room was cosy - nicely decorated and had even more than expected, a full length mirror, big closet, lots of storage space, and even some amenities like cotton ear buds and ear plugs (but wasn't noisy though). Hairdryer and safe box are available upon request. Really comfortable bed, with soft plush pillows - had me sleeping like a baby every night.

There was a strange smell (not sewage or rotting smell) to the room but it didn't bother me much. I was alone in the room so the room size was perfect but I think would've been a bit tight on space if there were two people
