Villa Tusculum—be inspired by 340 m² of extraordinary living space spread over three floors! You enter the villa through the foyer, which features a glass-enclosed staircase. This glass-enclosed staircase was added to the side of the house, and a custom-made solid wood staircase made of whitewashed oak was installed. The pores filled with white paint accentuate the expressive grain of the oak and, thanks to its lively pattern, create a more rustic and warmer look for the floor.

All of the house’s windows are floor-to-ceiling, flooding the rooms with light. Window awnings provide protection from excessive sunlight. Throughout the house, the living areas feature floor-to-wall, very wide Douglas fir planks. The three bathrooms are tiled from floor to ceiling and equipped with designer fixtures from Dornbracht. The spacious, real-glass showers create a special spa-like atmosphere. Much of the furniture consists of custom-made, limed solid oak pieces.

The expansive living area features a sunroom with two cozy chaise longues, a dining area with a large dining table seating up to 6 people, an open kitchen harmoniously integrated into the living area, and a living area with comfortable seating, a sound system, and a flat-screen TV. Wi-Fi is also available. A small relaxation corner in the living area—affectionately called Café Claire—with a wicker armchair, a small table, and a couch offers a view of the garden and the pool.

The kitchen is sure to delight any amateur chef—it has everything you need, plus plenty of additional utensils to round out the setup. A washer and dryer are also available in the utility room. All built-in appliances are by Miele. An American-style breakfast bar with three bar stools visually separates the cooking area from the living area.

The first floor also features a bathroom with a real-glass shower, a sink area with high-quality ceramic fixtures, and a toilet. A narrow passageway leads to the combined laundry and sauna room. The very large Klafs bio-combo sauna is custom-made and, with its superbly crafted woodwork and large glass front, invites you to enjoy extended sauna sessions.

The villa’s three bedrooms are located on the upper floor. The master bedroom, measuring approximately 33 m², ensures sweet dreams in its deluxe double bed. A flat-screen TV and a cozy reading nook are available. From here, you can step out onto the large south-facing balcony with a view of the pool, as well as access the en suite bathroom, which features a spacious walk-in shower with a real glass wall and a bathtub. The second bedroom on this level is equipped with a double bed, its own flat-screen TV, and ample storage space for your vacation wardrobe. You can also access the south-facing balcony with a view of the pool from this room. The third bedroom features a double bed (1.60 x 2.00 m) and also has its own bathroom with a toilet and walk-in shower.

One floor up, you’ll find the rooftop penthouse. Thanks to floor-to-ceiling windows, the penthouse offers a wonderful panoramic view over the rooftops of Binz and a partial ocean view. Roman shades provide protection from excessive sunlight here as well. The balustrade of the narrow, wraparound rooftop terrace has the character of a castle tower, and its small battlements evoke ancient and medieval times. During that era, there was a Roman city named Tusculum, which gave its name to Villa Tusculum.

The entire penthouse is an open-concept relaxation lounge with comfortable seating and chaise longues. However, the visual focal point of the space is the fireplace, which is glazed on two sides. A flat-screen TV and a sound system provide entertainment.

The wraparound rooftop terrace, reminiscent of a castle gallery, extends into a barbecue terrace on the south side of the villa. Here you can soak up the sunshine from noon until late afternoon. Another terrace on this level is the separate “red wine terrace” on the west side, accessible through a small metal gate. Here you can quietly wind down the evening with a nice glass of wine and enjoy the last rays of sunshine. Balcony and terrace furniture is available seasonally—typically from May through the end of September.

The cool waters of the Baltic Sea are just a 2-minute walk away. During the summer season, you can also use the villa’s own outdoor pool, which measures approximately 4.00 x 12.00 m. It is heated by solar power and can reach a pleasant temperature of up to 24 degrees.
