This was a great house and fit our family wonderfully! It was only minutes from the Toyota Center where our event was and we were easily able to get to our prebooked parking without too much traffic or fighting the main crowds. A few notes, as far as actual beds I would say there is space for 8. The other 2 spots are an air mattress, which was fine for us. The property was lite on towels, I had to wash several times during our stay to have enough for the 8 of us, which was again fine for us but just something to note. There was only 1 partial roll of paper towels, so make sure you put that on your grocery list if you are planning on cooking. I would recommend plastic spoons/forks as well as there were not enough for all 8 of us at the same time.
Also being 4 levels this house has a lot of stairs which was totally fine for our young group but if traveling with someone elderly or disabled just something to note. There is a full bedroom and bath on the main level but main living areas, kitchen and living room are on the second floor, half bath 2.5 floor and bedrooms/bathrooms 2 and 3 are on 3rd floor. The rooftop hang out is great as well on the 4th floor.
Overall we had a wonderful stay and we are already looking to book for NCA 2027.
Not anything negative to the host or house just something to watch out for. If you are parking on the street make sure that your vehicle is completely secured and check your back seat prior to getting in. We did come out to a homeless man asleep in the back of our van. There is a gated garage so I would use that if you can, our 12 person van was just too big to fit.

There were not 6 beds. 4 beds plus 1 small pull out couch and an old stained single foam matress
