The biggest advantage of this property is its location. It is conveniently located near Avlabari Metro and makes it easy to explore the main parts of Tbilisi. The price is also reasonable compared with other options in the area. Jason, the manager, was very helpful and always tried to assist us whenever we needed something. His attitude was definitely one of the positive aspects of our stay.
Unfortunately, during our 5-night stay, we experienced several issues. The building is very old and the overall condition feels quite neglected. There is no elevator, and since our room was on the 4th floor, going up and down the narrow stairs several times a day was quite tiring, especially for a longer stay. There was no bottled water in the room. We stayed for 5 nights, but water was never provided or offered during our entire stay. Basic amenities such as cotton swabs, a dental kit, etc. were also not available. At times, there was an unpleasant smell in the room. In my opinion, this property is closer to a hostel than a traditional hotel, as it mainly has hostel-style facilities with only a few private rooms. This may be perfectly fine for a short stay if you simply need a place to sleep, but staying for 4–5 nights or longer can become tiring because of the stairs, the condition of the building and the limited services. Overall, I would consider it suitable for one night, or maximum two nights, especially if you prioritize location and a reasonable price. However, for a longer and more comfortable stay, I would recommend considering other options.

Brilliant value for money, location was very convenient, near the metro to get around the city quickly, many good food spots nearby.
Receptionist was on the phone late one or two of the nights quite loudly, which was slightly annoying when trying to sleep.

If they are.turning a.profit, it is from him. During my 2-day stay, I witnessed.first hand at.least a.half-dozen encounters.with lodgers who had.an issue of.some.kind.with Booking.com etc, and I was.blown.away by how Jason seemed to talk them.back.from the ledge, even though it didn't look like he.could.do anything directly about it. And he did it in multiple languages with Google.Translate. Three guys in my shared room each had.stories they shared about how.Jason had helped them (advice.on grocery, transport, or future.booking). The hotel is clearly in an old building, but everything is.SPOTLESS.. Location to train.station and markets--phenomenal.
SNORING by Hassan, who bragged about being a friend of the owners and who.stays there.regularly. Hassan was.friendly and funny, but he sleeps.flat on his back and sounds like an irregular volcano. See if you can switch rooms if assigned to his room!

The location is good, it’s really close to the metro. And if you walk for about five mins you get to the river and old town which is beautiful! Laundry is easy and great value. The bedsheets are nice and clean. The room was cleaned nicely everyday.
Unfortunately there was only one shower available for two floors of guests, so some people were waiting two hours to have a shower. I decided to wake up early, at 6am, to have a shower to avoid the queue. The kitchen is fine, but the fridge is really iced up. Also, really unfortunately, there was no locker available for me, or other guests, during my stay. There was a drawer under my bed with a lock but the keys were not available, I asked. My first bed was comfortable but my second was a bit spring-heavy.
