Cancellation Policy

We recognize that travel plans may change. Please note that once a reservation is confirmed, certain operational costs are incurred. Our cancellation structure is as follows:
Non-Refundable Fee: All cancellations are subject to a 10% non-refundable fee. This covers administrative processing time, merchant transaction costs, and non-recoverable platform fees.
Refund Window Compliance (e.g., 14+ days prior to check-in): Guests will receive a refund of the booking cost minus the mandatory 10% fee.
Outside Refund Window: The standard cancellation policy selected at the time of booking will be strictly applied.
Recommendation: We strongly encourage the purchase of comprehensive travel insurance to safeguard your investment against unforeseen circumstances.

Guest Verification & Damage Waiver: Required

For the safety and security of all guests and the property, a mandatory guest verification process is required via the Pre-arrival form..

Verification Process: Guests must submit a photograph of their driver’s license along with a current selfie.

Damage Waiver Fee: A non-refundable $50 per-stay damage waiver is required. This fee provides coverage for minor accidental property damage, ensuring a worry-free stay for all occupants.

Welcome to Your Perfect Stay

Our home is located in a quiet, safe, and well-maintained residential neighborhood, just minutes from I-675, shopping, grocery stores, and popular local restaurants. You’ll enjoy the convenience of being close to everything without feeling crowded or remote.

Check-In and Check-Out Flexibility
Early check-in may be available depending on the cleaning schedule. Guests may request arrival 1–2 hours early at no additional charge. For arrivals more than two hours early, a $75 early check-in fee applies.

Late check-out requests must be made at least 24 hours in advance and are subject to availability. Unauthorized checkouts after 10:00 AM will incur a $75 late checkout fee.

Pet Policy
Dogs are welcome. A $150 pet fee applies per stay for one dog. Additional dogs may incur extra charges. Cats are not permitted due to severe owner allergies.

Reservations of 30+ nights require a signed lease agreement and security deposit, refundable per lease terms and subject to deductions for damages or excessive utilities.

Guest Verification and Fees
The booking guest must complete our guest verification form and provide a government-issued ID prior to check-in. Check-in instructions and door access will only be released once verification is completed. A $50 damage waiver applies per stay.

Last-Minute Bookings
Same-day reservations are welcome between 8:00 AM and 6:00 PM, subject to availability. Same-day bookings require a refundable $200 security deposit, returned within 7 days after checkout provided no damage occurs.

So cute and so clean! Everything was as advertised and actually exceeded my expectations. Wonderful backyard for my dog, great communication, and comfortable beds. We will be back every time my kids show at the World Equestrian Center.

Everything was great. House is well equipped and very clean. Back yard is great for our dog and we feel he is very welcome. The house is so convenient to everything and the host Janine is super responsive and helpful.
