Booking guests must be present on site the entire stay. Reservations cannot be made on behalf of someone else. If the booking guest is not present the rest of the group will be asked to leave with no refund.
The booking guest must be 25 years or older.

There will be no exceptions made for any violations of the following rules.
No more than 6 guests may sleep onsite at any time and no more than 3 visitors allowed at a time. Additionally, no visitors are allowed after 10 pm.
No more than two cars can be parked on site at any time and all cars must be parked in the driveway as grass and street parking are strictly prohibited.
No loud music or noise after 8pm.
Please be advised that the number of guests allowed is firmly enforced via security cameras outside the home. Any violation of this rule will result in guests being asked to leave immediately with no refund.
No smoking of any kind allowed inside at any time. Any evidence of smoking will result in an extra cleaning fee.
Any destroyed or heavily stained linens, towels, or bedding will result in an extra fee.
Please be sure to take all your belongings when checking out as we do charge a $40 service fee plus the cost of packing and shipping for any items left behind. Unfortunately it does happen quite often and our team spends about an hour per item to take to the post office and ship back to guests. We appreciate your understanding

We had a wonderful stay and will stay there again. We really like the service where you dont have a list of task you need to do before leaving. All you need to do is fill the dishwasher and toss out any left over food, and leave ar thr end of tour stay. Really appreciate the service.Thank you again.

The house is clean and comfortable, however the pool was pretty cold, so some of us weren't able to use it.
The towels were thin, small and cheap (both bath and beach towels). No laundry detergent was provided.
There is no beach gear provided. We assumed they would have these things, since it seemed to be a standard offering in the other beach houses we viewed (to be fair, they don't claim to have these things in the listing). Renting chairs and umbrellas is very expensive, so we spent valuable time and money buying these items to use for a few days.
The thermostats reset to 74 degrees at night while you sleep, which woke me up due to the uncomfortable warmth. The AC unit dripped. We placed a large bowl underneath and emptied it each day and let the owners know a couple of times, but they did't acknowledge it.
The main negative (and cause for lowering my rating) was one of the bathrooms didn't have hot water during the entirety of our stay. We let the owners know and there was some back and forth, but ultimately, those in the queen bedroom ended up taking cold showers and wasting a lot of time tinkering with it to try to get it to work. The valve appears to be installed backwards, so I would recommend you confirm whether it has been fixed before booking (if you plan to use that bathroom). The owners did not attempt to comp us anything for our troubles, which was a disappointment. After asking for a small compensation, they agreed, but then didn't follow through.
