The location to the central area is very close. When we arrived there had been no door code sent, owner was quick to reply with the code, and followed up that we could gain access ok. Appreciated the supply of ear plugs to use if the restaurant downstairs was too noisy. The restaurant downstairs ( a separate business) was the redeeming factor of this stay. Delicious food.
The bed was like sleeping in a brick. We have been camping many times, and I relate this bed to a thin camp mattress on the ground. The size of the room was tiny. No bedside table, and bed pushed up hard against the wall , so hubby had to climb over to get out to use the bathroom. The room had a funky odour when we arrived, and it is coming from the bathroom. Extremely mouldy smelling and possibly a septic drain issue. The rooms are obviously not well sealed or ventilated, as the very pungent cooking smells from another guest permeated through the whole floor. We really tried to like this place, as we like staying in quirky older places, but this property had too many other issues.

Very clean, readily accessible accommodation in a very convenient, safe location and good communication from the host. Car parking was another bonus.
The shower was leaking, the host did seek to repair it but it continued to leak and I suspect it needs a new hose and shower head.

Nothing, it was the minimum of everything to be a place to stay if you have to. I do not trust many of the other reviews here to be legitimate, or our room was unusually uniquely different.
The room size was a lie, that much was clear immediately, but we also measured.Total area, includes going through the bed and storage areas, so not usable but total, is 12.76m2. The claim? 18 minimum. The "On-site" restaurant is the same building but unaffiliated. Amenities are available in a small closet in the hallway with packets of instant coffee being in abundance, but toilet paper and all other claims are on a first come basis.
It is apparent the owners live in one of the rooms due to constant occupation (not unpleasant or loud) and the smell of food being cooked at all hours, despite the guest rooms having only a microwave, kettle and fridge to use despite the fume hood, there is no stove.
The bathroom is ok but is clearly rushed and unfinished with a mirror balancing on screws, multiple screw holes in areas such as the toilet paper hanger. It said recently renovated but we would say unfinished. There is still visible shipping wrap on some of the fixings.
The claim of a dining table is either the small triangle of wood bolted under the TV, or the one in the hallway at the top of the stairs. Given the listed building status the floor is wildly unlevelled and after a few days our backs hurt from the slanted bed.
The fire doors appear to have none of the requirements met to be called so, only a sticker claiming that. There are glowing warning signs everywhere, they illuminate the room slightly at night which may or may not be useful to you.
The shower boiler is adjustable but the only temperatures we found were cold or painfully hot, it has not been tuned or checked. You can find heat that works, and we measured, it is a ~2mm difference you must find it in. The water mixer is installed upside down.
The safety deposit boxes (two) are not attached to anything and are light enough to be picked up, small enough to fit in a bag, and flimsy enough to be prayed open off site.

Lovely room, well laid out. Shower room very nicely decorated. Kitchen area well stocked. A very short walk from the shopping precinct and leisure centre, and directly above an Italian restaurant.
The mattresses were a little too hard for my wife and I, but my brother-in-law loved his mattress.

Property is an old inn that has been divided into a separate restaurant downstairs with no relationship to the rooms above. Access is with self let in doors with digital keys.

The Hotel was spotless, lovely addition of fridge, kettle and microwave if you want it. Although on a busy road we didn’t hear any traffic. Staff were very friendly.
Only thing that was disappointing was we booked this hotel because it said it had air conditioning due to the extreme weather last weekend, when it was actually a fan.

The fan was amazing as it was a very hot day & night, everything was there that was needed apart from water. The bed was a good size
The mattress was uncomfortable. No plug in bathroom sink. You should advertise that you need your own log in to get tv too work & there was a note in hallway to help yourselves to water as it was very hot but when we arrived there was no water there so it should have been put in the fridge in the room as owner knew we were going to be late arriving there, we had to go down to the pub next door too get some water to which the bar man was very helpful & kind.

Excellent location for Yate town centre. Ideal for a 2 night stay, seeing family nearby. Small-ish room, but had everything we needed - fridge, microwave and kettle - so brought our own breakfast food and ate at the Italian next door for evening meal, which was very good.
Struggled a bit the with TV - didn't seem to have the standard BBC1, ITV etc. channels - kept getting 'No signal' message on the screen, so think it operated on Wifi only, which was very intermittent. However, as we were only there in the mornings and evenings, not a problem for us.

Location for us was excellent. Access went without any problems. Room was very very hot and whilst a fan was supplied which was most appreciated the weather that weekend was very very hot.
The triple room we were allocated did not have a double bed and the single bed I slept in was very hard

Initially, I was a bit apprehensive about booking here as I last stayed here about 5 years ago and it wasn't great, in fact it was a bit of a dump. What a change now. Perfect location for the site I was working at. On site Italian restaurant and wine bar with a really good menu and very reasonable prices. Both Tesco and Morrison supermarkets are a five minute walk, as is the Yate shopping centre.

The accommodation was very clean and fresh. The kitchen area is very modern, with a fridge, kettle and microwave. There was also an iron and hairdryer. Nice large white fluffy towels.
The beds were very comfortable, the room was compact and perfect for 1 night stay. Only a 5 minute walk away was a large supermarket along with a shopping Precinct.
Check in was easy, we were emailed a code which you enter on the door lock, simple and straightforward. Large car park to the rear of the property, you do need to message the property
owners to give your vehicle details.
We stayed in room 2 which was a twin room, this was the only room available and we needed to stay in this area.
The room was in the loft of the property and had a low beam which my husband had to be cautious of. If I was being extremely critical then I would say the mirror in the bathroom was too low. The hallway light was quite bright and did shine through gaps around the door frame, slightly annoying if you like to sleep in total darkness.
I think the price was a little high for the size of room.

Great location for central Yate. Easy entry with code and well signposted inside. Very clean with nice bathroom facilities and soap, handwashing provided. Kitchenette has a microwave and fridge and coffee/tea station. Small room but very functional.
No full height wardrobe which might be an issue for longer stay. Outside seating area quite run down but adequate. As an adapted building sound proofing non existent so it might be an issue if noisier people in adjoining rooms.

The bed sheets had some small marks on them, I had to retune the telly to get it to work. No natural ventilation in the room as there are double windows with a large gap between. The worst thing was the shower which was in a very tight space and it did not work correctly, the temperature was either boiling hot or freezing cold nothing in between.

Bottles of water were left for guests and other thoughtful touches. Our host called prior to arrival to let us know the room was ready to check in when we were ready and sent us over all the information we would need to access the room and local amenities/ places to eat.

Just the location and it was clean
It was very very small for the amount charged. Major concerns with fire safety in that there was a very small window should there be a need to find an alternative exit, This small window was blocked by the fact that the TV was mounted in front of it and actually attached to the wall just below the window! Below the window and TV is an air conditioning unit which also adds to blocking any exit route. Thankfully didn't need to escape and luckily the fire station is located opposite! I struggle to believe this property passed a fire inspection
