Perfect location with the nicest hosts on the planet.

Fantastic location, with lots of water-front restaurants and bars just steps away. Easy 2.5km walk into the town centre or there is a frequent minibus service running back and forth (25TL each way). Being a bit out of the centre means you’re not competing with all the cruise-shippers and value for money is better. The rooms are clean and comfortable and the hosts are the nicest we’ve met on our 8 week trip. Couldn’t recommend this higher for a place to stay in Kusadasi.

Perfect!

It was well positioned. Right on the beach pretty much and close to a good range of restaurants. The suite we had was spacious, clean and functional. We also had a patio as well as use of a small private garden that had been beautifully decorated with Mosaic by the owners.

There was nothing I didn’t lie about the property itself. I did make a few suggestions to the owner about how the room that we had could be more easily accessible for people with mobility problems such as hanging the door so opened into the room and not the bathroom enabling better access for wheelchairs.

Owner is very friendly and hospitable. Room was brand new comfortable and clean. The bed and pillow was the most comfortable so far in turkey.

On booking and hotels, it said that it had a sunbed and a free cabana, also laundry facilities. They did not have those at all. There was no chair in the room, but there was a place you can sit outside with two chairs in a table while looking at the ocean in some rooms

Loved absolutely everything about the property! Great room, great aircon, great service and hospitality! Sedat and his team go above and beyond to make your stay amazing. Sedat helped us from the moment we booked, from providing advice re getting to property, supporting us with airport and our lost luggage, providing local knowledge to make our experience even better, the cleaning team providing us amazing coffee and homemade sweets every morning ( best coffee in town promise)!!! Their service is better than 5 star hotel! They are the best hosts and beat stay in our 2 week journey in Turkey!!! Will highly recommend to anyone going to Kusadasi!!

A perfect stay — beautiful room and truly outstanding hospitality from Mr. Sedat that made us feel right at home

The room was clean, modern, and very comfortable — with a cozy bed, quiet atmosphere, and thoughtful touches throughout. The best location, the beach and restaurants are pretty much at your door. We arrived quite late, but Mr. Sedat welcomed us with genuine warmth he truly went above and beyond in every way, and we can’t emphasize enough how much his hospitality made our stay a perfect 10/10

Fantastic beachside hotel with an even better host!

Literally everything. Sedat greeted us at the door, gave us the tour of the place, and helped plan our following three days. The hotel was very clean, modern, the WIFI worked well, and he was always a text message away for any help. The hotel is a 20 second walk from the beach which is great. If you want a beach vacation with a great host, clean hotel, and a fantastic location, go here!!!

Wonderful new and comfortable property by the beach with lovely owners and staff

Lovely owners and staff, very helpful, hospitable and attentive. The owner greeted me and helped with my luggage even though I arrived very late at night. The room is very large with all you need. There was a huge couch and a chair. A coffee table would have been nice, but no problem as I used the stool from the desk. Nice outdoor space and a view of the ocean. The discount at the local restaurants was a great addition and the staff make you feel welcome like family. I would definitely return.

Idyllic, boutique hotel by the sea

Mr. Sedat was an excellent host to his hotel. He was friendly, helpful, knowledgeable, not only about Kusadasi but also on Turkey the country on a whole. Lulubay is a very comfortable boutique hotel situated walking distance to the beach, restaurants and all other facilities.

None. A small comment - the hotel signboard was not prominently placed and visible. It could be brighter.

A great stay at Ladies Beach

We had a great stay! The bed was very comfortable and the room was a generous size. The proximity to the beach was excellent. Sedat is an excellent host and very attentive. Highly recommend!

Best hosts and location.....

The place was amazing and close to the beach and some amazing restaurants along the beach with a few offering discounts to guests at Lulubay... The highlight is the owner, Mr. Sadat... he is an absolute gem of a man and trusts7hw his recommendations on food and things to do... we were directed to a local restaurant close to Pamukkale, and the wood fired slow cooked lamb was out of this world...

What a surprise!

I don’t know why, but I thought this hotel was going to be a cheesy old property. WAS I SURPRISED to arrive at a modern, well-cared-for boutique hotel just 50 meters from the beach! The owners, Sedat and his wife, Dr. G, were there—and they treated us like family. I got sick, and Dr. G kindly checked on me and even gifted me some medication since the pharmacies were closed. That was truly above and beyond anything I expected! Sedat was also more than happy to offer recommendations and practical help with restaurants, tours, or anything else we needed. I loved this place. If we ever come back to Kuşadası, I wouldn’t even consider staying anywhere else!

Nice and comfortable

Sedat was so lovely and helpful and really went above and beyond including adding an additional bed last minute and providing snacks and coffee on arrival. Property is right near a beach which is very convenient. Facilities are good.

It’s about a 40 minute walk from the city centre which is not convenient and we were in a room on the ground floor with no view which was disappointing.

Absolutely fresh apartment with all you needed to stay. amazing host that will help you anytime. Beach and restaurants are very close.

The building is still under construction a little bit that’s why you can face short electricity and wifi problems. But not a big deal.

Le personnel est aux petits soins. La plage est vraiment pas loin. Le petit déjeuner n'est pas inclus mais le restaurant a 1 min à pied propose des bons petits déjeuners avec une remise de 10% pour ceux logeant à lulubay.

Pas de place de parking mais les rues à proximité permettent de stationner sans difficulté.

Die Unterkunft liegt 2 Gehminuten vom Strand entfernt. Bei nahegelegenen Restaurants bekommt man Rabatt, bei denen wir jeden Tag gerne frühstücken waren. Das Personal und der Besitzer waren sehr nett und zuvorkommend. Das Zimmer war in einem sehr sauberen und angenehmen Zustand als wir gekommen sind.

Man muss selbst nach neuen Handtüchern fragen, die einem jedoch direkt gebracht werden. Es wäre schön gewesen, wenn wenigstens der Müll jeden Tag geleert werden würde. Im Zimmer gibt es kein Ganzkörper Spiegel.

Прекрасный отдых! Отель удачно расположен — всего в паре минут от моря и главной улицы с кафе, магазинами и вечерней жизнью. Номер очень чистый, всё новое и аккуратное, уборка проводилась через день. Кондиционер работал отлично — быстро охлаждал комнату, что особенно важно в жару. Wi-Fi тоже был, иногда немного прерывался, но ненадолго и в целом вполне стабильный. Особенно хочется отметить отношение персонала: доброжелательные, улыбчивые, всегда готовы помочь. Отдельное спасибо хозяину отеля, Седату бею — он был невероятно внимателен, делился полезными советами и локациями проверенных кафе. Атмосфера в отеле спокойная, по ночам тихо — всё, что нужно для комфортного отдыха. Очень довольна выбором!

Были в конце мая 2025, останавливались на 2 дня. Спасибо чудесному отелю,его хозяину Седату и его жене за гостеприимство. Все были очень внимательны с нами, мы с хозяином были на связи и он помогал нам любым советом. Номер чистый,новый, есть все необходимое, красивая территория, ухоженная, все продумано. Удо.ные матрасы, подушки. До моря 3 минуты пешком. Идеальное расположение для отдыха в Кушадасах, Рекомендую👍

Ich würde dort wieder buchen.

Das Frühsstück war traditionell und sehr reichhaltig, besonders liebte ich die Sesamkringel und exquisiten Oliven und Olivenöl aus dem eigenen Anbau. Die Gastgeber waren überaus freundlich und auch tolle Gesprächspartner. Sehr aufgeschlossen und in allem sehr hilfsbereit.

Am ersten Tag gab es ein Problem mit dem Personal, was aber schnell gelöst wurde.

Just a perfect accomodation

Идеальное расположение, все новенькое- чистенькое, большой номер, терраса с видом на море, вайфай из номера ловится даже на набережной в ресторанчике, хозяин - воплощенное гостеприимство, не отпустил нас утром без вкуснейшего кофе со вкусняшками, хотя завтрак включен не был. Just a perfect accomodation: close to everything, extremely clean, new and large, good wifi, sea view terrace and helpful owner. You could probably find something just as perfect, but three times more expensive ;-)
