## Space

On sunny summer days, plunge into happiness with our swimming pool (from mid-May to early September) and the vast outdoor grounds. In winter, create warm, convivial memories around the fireplace in the living room and dining room, a space designed to accommodate up to 12 people with all the necessary comforts.

Room layout:

First floor:

Kitchen: Here you'll find a fully-equipped kitchen with a large oven, cooking piano, fridge, microwave, coffee machine and dishwasher. This space is ideal for preparing meals with ease.

Dining room: The large dining room features a long table that can comfortably seat more than 10 people, perfect for convivial meals with family or friends.

Living room: The living room, furnished with a comfortable sofa, is the ideal place to relax and watch TV. Another area, bathed in natural light thanks to the bay window, lets you enjoy the fireplace in winter, adding a touch of warmth and comfort.

WC and bathroom: On this level, you'll find a private WC and a modern bathroom with an Italian shower. A dedicated space also houses a washing machine and dryer for your convenience.

First floor:

Bedrooms: You'll find four bedrooms: three with double beds, offering comfort and space, and an additional bedroom with a bunk bed and trundle bed, ideal for children or extra guests.

Mezzanine: The mezzanine offers office space for your professional or personal needs and a very comfortable convertible sofa, perfect for relaxing or for extra sleeping if required.

Bathroom: The upstairs also includes a bathroom equipped with a bathtub with integrated shower, double vanity unit and WC, offering modern facilities for the whole family.

For your comfort, everything is ready on arrival:
- Beds are made up.
- Towels are provided.
- The basics are provided: oil, salt, pepper, toilet paper, washing-up liquid, tea towels, etc. All you have to do is put your suitcases down and enjoy your stay.
- Fiber-optic Wifi

The house is managed by Aydu from BienHomê Conciergerie, who will give you a warm physical welcome. He is also available to accompany you throughout your stay with attention and dedication.

The house is located in the charming village of La Biolle, known for its peaceful, green setting. A bakery, tobacconist and newsagent are less than 5 minutes away by car. You're just 10 minutes from Aix-les-Bains and Lac du Bourget, offering a host of nature and wellness activities.

## Transit
Private parking is available on site. La Biolle is easily accessible by car and well situated for exploring the surrounding area. For public transport, Aix-les-Bains is nearby, with a train station serving the main towns in the region.

The house is ideal for holidays with family or friends, with swimming pool in summer (open from mid-May to early September) and fireplace in winter for cosy moments. - No parties allowed, including bachelor and bachelorette parties, out of respect for our neighbors and the tranquility of the residence.
