Villa Mariana is a charming private villa with swimming pool in Le Marche region located in Belmonte Piceno, a small historic town in the province of Fermo, halfway between the Sibillini Mountains and the Adriatic coast. The closest beaches are those of Porto San Giorgio and Pedaso, which can be easily reached in about 30 minutes driving. Perfect for families or groups of friends thanks to its large spaces, the villa is located in a quiet and scenic setting with a magnificent view over the hills of Le Marche countryside. The property is completely fenced-in and offers a swimming pool with Roman steps entrance, fitness room, Mediterranean garden with orchard and play areas. At the guests' disposal for alfresco dining a large porch equipped with outdoor kitchen and Argentinian barbecue, panoramic terrace and shaded areas to enjoy days of relaxation and well-being.

The villa consists of two units with separate independent entrance. On the ground floor there is the first unit composed of gracious living room, small kitchen, three double bedrooms, two of which with shower en suite bathroom, bathroom with tub. Mini-gym with separate access. On the first floor there is the main unit consisting of a large entrance hall, toilet, kitchen and living room with direct access to the terrace with automated roofing, small pantry/laundry room and wide double bedroom with shower en suite bathroom and walk-in closet. An internal staircase adjacent to the kitchen leads to the top floor consisting of a double bedroom with walk-in closet, two bedrooms with French beds, bathroom with tub and bathroom with shower.

- Pets allowed upon request;
- Extra cleaning when pets are present to pay on spot: € 15/animal/night;
- Air conditioning available in all bedrooms and living rooms;
- Window nets available in all windows;
- Tourist tax: to pay directly to the owner of the house if due;
- Heating: pellet on consumption, to buy by the customer;
- Extra cleaning during vacation: € 100 per cleaning;
- Extra changes of linen or towels during vacation: € 100/change for the entire villa;
- Groups of young age are allowed upon request
