Spacious and contemporary ground floor apartment within a select luxury development situated in the Old Town Area of St Andrews and only minutes walk from the town centre. Two bedrooms, two bathrooms (one en-suite), bright open plan living area, all mod cons., private parking, outside sitting area. There is also a comfy sofa bed in the sitting room to accommodate extra guests so can sleep up to 6 . St Nicholas House was part of the high quality boarding accommodation for St Leonards School which has been part of the history of St Andrews since 1511. The Boot Room was the area where the servants cleaned the girls boots. This secluded house with its historic orchard is a stunning place to retreat. The apartment is all on one level. One of the best attributes of the Boot Room is it’s proximity to the centre of town while being set in a quiet location.

This is probably the best set-up holiday home we’ve ever stayed in as a family. The Boot Room is spacious and welcoming, with high ceilings and bright walls. Communications were easy, and the location is so close to everything in St Andrews. A perfect place for us (two couples) to use while we dropped off children at the university. Would definitely stay there again.

Alison was very responsive to our questions and requests. Couldn’t ask for a better experience. All reviews indicate that this is a good choice for your stay in St. Andrews. The things we appreciated the most- very convenient to town, more spacious that we imagined, VERY quiet and lots of light in all the rooms. Bottom line- would stay there again and recommend it to our choosiest friends.

Everything about this unit was great! When we walked in there was a bottle of wine and whiskey available. The kitchen had coffee pods and was very well appointed. Beds were comfy and the bathrooms were spacious. Alison was extremely responsive to all my questions from booking through checkout! I highly recommend!

The Boot Room was an absolutely wonderful property and certainly added to our enjoyment of 5 days in St Andrews. The property was spotless, light and very comfortable with everything we needed. Beds were super comfortable and bathrooms very roomy. The location was also great. Being just on the edge of town made walking to dinner, ice cream and other sites in St. Andrews a daily experience. We only used our car to get to the golf courses! Allison was great to work with and made planning and arriving a breeze. We would return in a heartbeat!

First time booking this apartment and everything was perfect. The place was extremely clean and the owner was available by phone when I had a question which is always helpful. The apartment was a 5 minute walk to the town and all restaurants and pubs which was great because we did not need to drive and find parking when going out each evening. Looking forward to my next visit and booking this apartment again.

Thank you for sharing your home! We felt completely comfortable -- everything we needed was there and the location was perfect, just a wee walk to the bustle of town, but off the beaten path, so very peaceful. It was the perfect home base while we settled our son at Uni and enjoyed the many pleasures of St Andrews.

Everything about this flat was great - really comfortable, great location, just everything we were looking for in a place for a three night stay in St. Andrews. All of our communication with the owner was great, and the whole stay went extremely smoothly. Would definitely recommend to others, and I hope we can stay there again on our next visit!

The boot room was quiet, safe, modern, clean and comfortable. Located within walking distance to the university, restaurants, shops. Alison left all the necessities we needed, shampoo, soap, kitchen sponge and soap, blow dryer and iron. Pleasure staying there and would definitely stay there again.
