-The maximum occupancy is 10 adults.
-Rental Agreement must be e-signed after 48 hours after booking, which requests the names and ages of adult guests.
-Included with your reservation is an accidental damage protection insurance policy that protects everyone from any unexpected accidents. The full name, address and date of birth of the primary renter must be submitted within 48 hours after booking to our insurance partner, Safely.
-This short-term rental is actively listed for sale. Guests acknowledge that property access may be required for scheduled showings during their stay, with reasonable notice provided.
-Bachelor/Bachelorette groups must all be over 30 years old.
-The exterior of the home is monitored 24/7 by video cameras.
- We would also like to emphasize that the property is in a quiet residential neighborhood and quiet hours are 9pm to 9am. Failure to comply could result in a $500 fine for noise code violations. No additional guests over the booked count is allowed.
-Age restrictions apply. Please inquire for more information.
-Additional deposits may be required.
-Pool Heating Note: There is a $100 fee + $100 per day charge to heat the pool (October - April only) up to 85 degrees and must be heated for duration of your stay. **If the average temp during your stay is below 55 degrees, then we are not able to heat the pool. You must let us know a 48 hours in advance of check in day if you wish to have the pool heated upon your arrival**
-No pets allowed. If you are traveling with a pet, reach out as we can help you find a pet-friendly place.
-To keep our home beautiful, we ask that you not hang decorations on the walls. Tape, tacks, and other adhesives tend to peel paint and leave marks, etc. Glitter and confetti decor are also prohibited both inside and outside. Evidence will result in an additional cleaning fee of $250, plus the cost of damages to home.
-Enjoy a smoke, just not inside. Please ensure all doors and windows are shut and dispose of your ends in the outdoor trash bins. Indoor smoking will result in a sizable fine.
-Reservations made during Festivals and Conferences are non-refundable, i.e., SXSW, ACL, F-1, etc.

The property was beautiful! We had trouble getting the master bedroom tv to work. The water pressure was a little weak in the showers and toilets. Overall it was a nice place for a family gathering.

We planned a nice weekend getaway for 7 ladies. The house is accommodating for at least 8 people. The interior was clean, plenty of towels for a group. Although we were excited about the pool, there were many huge spiders outside and all over the patio furniture. We did call and they sent out an exterminator, and their cleaner to remove the webs, but the following night the spiders came out again, so we didn’t spend any time outside. The house requires extensive background check for the primary renter as well as guests names and phone numbers. Trying to plan activities was also hard because they don’t send the house address until 3 days prior to check in. I have rented many houses on A-BnB and have never experienced this with any other house. Overall- the house is beautiful and a few minutes away from the lake. It is 45 min from downtown Austin and about 15 min from the lake. Ubers are easy to get, and grocery store is close. Besides the spiders we had a good stay.

The was amazing. The house was amazing. The neighbor to the right was harassing us. It had my guess and I walking on eggshells. It was an older couple so we do understand to be respectful. Tell us to behave when we first check in I took it has fun and game. But when we was returning from the grocery store gettin the groceries out the car, the same neighbors stop and told us make sure we behave again.(a lil judgement). Telling my guest to go back in after 10pm, they are smokers. I paid way too much money for that place to fill like i’m being monitored by my parents.
